I am looking to shift my current residence near Chaklala Scheme 3 to a new place.
My budget is Rs. 80-85 lac. I want your expert opinion whether to go for 7 Marla double storey house in Safari Valley (Abu Bakar, Umer Block etc) or buy a 10 Marla double storey house in O-9 or Pwd. The only problem I see with Safari Valley is the distance to Islamabad, but overall Bahria provides the best atmosphere. On the other hand, O-9 is better in location, has schools, markets and all amenities nearby.
Please help me out in my decision.

In my view your place of work and school/colleges of your children are important factors.
Agree with sahan if your child is going to college and universty say quaid e azam universty than he have to live in hostel if you are living in bahria phase 8 and also if you are working in isb than it will not be wise to go for phase 8 and if you want to stay home and chill no child no schol or college than bahria will be better.
The only factor I see positive in Bahria’s favour is Bahria itself, and they make sure all things are provided to their residents. Dont know about O-9 and its problems. Can anyone highlight the residential life in o-9 ?
Bahria Safari Valley is too good when we talk about the facilities and basic amenities such as security, electricity and plumbing maintenance.
O-9 PWD on the other hand has water issues which are grave, the residents get water once in a week, security is a major issue, but location wise O-9 is a much better option, you can also get a better size and accomodation, but if i were at your place, i would have shifted to Bahria.
Thank you Nasir sb. I have also heard from different sources that there is severe water problem in PWD/O-9. What about security situation ? Street crimes ? etc. Dil bahria kehta hai and dimagh O-9 :S … Really in a fix
From all the above options,safari valley has no match…Btw you can also look for a 5 marla house in dha 2 isb j block…
Saadi bhai, 5 marla is too small for my family, otherwise I would’ve looked at DHA as well
Sir safari valley has exactly the same price of a 5 marla as in dha 2…You will not get a 7 marla in your budget i think…
I asked the dealers and looked around myself. I will get a 7 marla there definitely
Sir in 8 million,7 marla double storey brand new house is certainly impossible.

Brother I will advise you to visit g-15 sector, there potential is very high and you will get 8 Marla plot in 50-55 lac and construction cost would be 35 lac. It is approachable to both Islamabad and Rawalpindi.

Tahir Dil and Dimag dono ko PWD-O9 pe divert kar lein, as you will get the required size in your budget, PWD has more severe water shortage issues then O-9, O-9 is better, security situation is good but can not compete Bahria, car theft etc is high in O-9, PWD.
But i think location wise O9 PWD are the best options you have.
