In this price range u can buy 5 or 6 marla plot in Mumtaz City & 7 to 9 marla in Gandhara City.

Comparison of these 2 societies with TC:
TC has only 10M and 1 Kanal plots in possession area whereas MC & GC have smaller sizes as well. MC even has 20x40 plots.
TC is more established brand and is more famous in overseas ppl.
Street sizes and roads are better in TC.
Horticulture work is better in TC and GC.
Currently, GC is the only location in Rwp/Isb where 30x60 possession and ready to construct plot is around 50.

Everyday new Projects are being started in Mumtaz City and Top City.
Star Marketing is just advertising different projects.
I will recommend you to visit the place yourself and then decide. Do not rely on banners and Ads alone
Mumtaz city, airport enclave, top city, shalimar town is on my way enroute to my native place.
I pass through every week and MC was totally stalled.
But now all of a sudden, construction activity started and several houses can be seen around.
Location wise these societies are conveniently placed but living amenities such as schools, supply outlets etc are far far away.
Good investment for minimum 5 years projection at whatever is cost now but places such as DHA-5, DHA-3, phase-8 extension, orchard are much ahead both on profit and living luxuries.
Sir you are correct, DHAs and BT are evergreen and continue to give good returns on a steady rate.
About this Airport side, my analysis is that previously there were so many unknown things involved e.g. Whether they will get access to the Srinagar Highway, CAA may ban construction of high-rise buildings near the New Airport etc. But now, since the last 6-8 months after the "Construction Package" of Govt, this area is giving fairly good returns and these will atleast continue till the end of this Construction Package. There curve is not straightening in near future; atleast it appears to be like that.
Dealers using one simple logic (for TC & MC) that G13-G14 are priced at 30lacs/marla and this place is just 10min away on a signal free Highway which will shortly have Metro Bus(that can facilitate students of Universities for Hostels in the under-construction buildings), so this place atleast deserves 15lacs/marla in the next 2 years.
About the amenities, yes, again you are right. The reason behind this is that the construction work started here just a few month ago and buildings are in finishing stage. Soon, Schools and Banks will open in this area too. Opening American Lycetuff" school was being advertised in Top City last month but these things will only materialize when families shift here which is not far away.

Do you guys know if Top City has the NOC for G and H blocks. They’ve been selling commercial plots on a proposed airport link road. That place looks too close to the airport for construction. Just trying to verify if it’s clear.
Dear I do not know about the NOC but before investing in the non-possession blocks, do visit the place...specially if you are considering commercial plot as it will involve a lot of money. I have seen G-Block: almost no development and 5 Marla residential are being traded around 50lacs.
I would recommend you to stay away from investing large amounts in non-possession...rather look for other options available.
