Multi Orchards Farmhouse Phase 2

Aoa brothers,

Can you suggest if this is a good time to invest in Multi S farm house from phase 2 (where possession will be given most probably after 2 years). Someone advised me about it. I ll need to make a down payment of 3 million PKR and then 10 quarterly installments of half million PKR. Does it seem a reasonable investment at this particular time? I was told with possession of Phase 1 expected in July, prices of Ph 2 farmhouses will also appreciate. Is that correct? And how much appreciation is expected in Ph 2 after Phase 1 possession?

Brother it is a good investment, no doubt, i also have 3 farm houses in this very phase, D block.

I bought 2 plots on 6500000 booking with 1505000 down payment and 500000 quarterly installments.

and one plot on 7500000 booking.

It is a very good investment, and, it is recommended.

When the possession of phase 1 will be given in the later half of this year, it is very much sure that prices in phase 2 will increase as well as not everybody is able to purchase a ready possession plot in Phase 1 which is C block, people will invest and buy in D block.

It is a very good location plus the land is fertile.

No body can tell you about the exact profit at that point of time, but it is a positive investment.

And yes, the 6500000 booking which was started in May 2013, the current profit is 7-10 lac as later on in July MPCHS started booking new plots of 5 kanal in 7500000.

Nasir Khurshid: According to my information the current profit on 5 Kanal (65 Lac booking) is less than 4 lac on an average and it will go down more for some period of time.

You are right, current market profit on 65 Lacs booking in D Block is around 4 lacs, and still there is no buyer.

On 75 lacs booking there is no profit at the moment.

Situation will improve around possession time...hopefully...

What is your take on current profit situation as mentioned by Mr Malik and Mr. Khan? Do you still see Orchards as a good investment? Since you already have investments there, I would like to know from you as to why you consider it as a good future investment even though at the moment, it does not seem to have good profit?

Can you confirm what is the price of farmhouse in phase 1? My guess is that if I try to go for it now, people will try to demand more for it due to the possession being around the corner in July 2014? Right?

If you are getting a plot in the price they are mentioning, go for it, it is a very good investment.

I am confused on the rates or may be to whom i sold my plot was not aware of the market, a dealer in F-10 sold my 65 lac booking farm house on 8 lacs profit last week, i was in need of cash and got a good offer.

I have a 5K plot in 5.6m booking (I got it in 2012 for around 4.6m on cash). I have no idea what is going on since then in terms of new phases etc. This is very confusing, can someone please explain that and what will be the price of my plot (I think it's number is 53)?

Multi orchard is for sure a very good investment for long duration, but in my opinion this is not right time to invest, rather can be invested in other locations and make better profit there. You can consider f-17 multi for investment. Try to invest in places where genuine buyer(end user) is ready to build home.
