Dear fellows,
I came across a scheme named Mujahida Abad, near Singjani Tol Palaza, (B-17) Islamabad. The plots are in installment of 18 months.
The price is around 1.5 lac/Marla. A lot of my colleagues (serving as engineers, and some Ph.d doctors) have made investment there. No one is sure though, that I might turns out to be risk.
Anyone knows about that please? The location is a hilly area just on the left of Sangjani Tool Plaza, when one travels towards Rawalpindi from Taxilla. There is a development work going on as well.
Please gives your thoughts, it is quite cheap considering its locality?

I visited it today. It is like 500m from GT road. Just near to PSO petrol pump, when you travel from Sinjani tool palza towards Rawalpindi.
This is a sort of village, with land on registry. The price is 1.2 lak/marla.
The development is questionable, but the location is great. Even I can see the Margalla road, from there (2-3 KM).
Any other member got any news abt this pls?

Location opposite of G-13 adjacent to the golra round about on main Kashmnir Highway is also very good, lot of construction underway but that will still remain neglected by CDA possession and the registry system will continue, uneven plots, no proper sewerage system and sorrunding will always give u a look of some village wala mahool even if u build a master piece of architecture their.
So for this Saraye Khrbooza u already mentioned development is questionable.

Here the point is 5 marla plot total value (including development charges) is around 6 lak, which looks good?
Location of DHOK KALA KHAN and SOHAN is even greatest. After crossing that signal just before Faizabad flyover, I drive my car at 45-60 km/h and even in worst traffic jams, I can reach F-8, G-5,6 or E-8 in less than 20 minutes!
But who will like to buy property either in DHOK KALA KHAN or NAI/PURANI AABADI Sohan?

Only a local can answer this, even no information about this on google.
Yes it is opposite to D-17 if not mistaken. Just a few years ago the prices there were just 25000 per marla. Many people bought big plots in the area for investment and to build warehouses etc. Location is good just few hundred meters from GT Road but yes its a slum. Also there are big question marks about its legal status and CDA policy.

It is 500 m from the GT road. One can think of future perspective. Now the rate is around 100,000 to 1,20000 per marla.
There is a University block, where a lot of educated people have bought, I know dozens myself. I dont know why they are buying there. Might be a new housing society is going to open. I found grade 21 officers investing there.
Khasra No. 791 (Not under CDA) and the owner of these locations is Qaisar Khan.
Whatever comes under CDA master plans, CDA can get vacated it at any time when they want to launch a sector there.
They offer per Kanal compensation for land and some money for constructed houses at a fixed rate.
So it's a bit tricky then.

Would you please share some information such as plot sizes and streets width. What about water, electricity, gas, sewerage facilities and how big is the project. Is it ready for immediate possession.
Its location and current rate may be the reason for the people interest. But one Kanal plot cost you around 20 lacs and in this price you could get the same size in bahra kahu (Simly Dam Road) area. Off Sharif Hospital Wah Cantt prices per marla semi developed area is around 70k. So I think Kharbooza is bit over valued.
You could take chances and buy one or two 5 marla plots (with registry and transfer) and sell or construct them after a couple of years or so.
**Please check if the Margalla Avenue playing any role in making it attractive for the people.
Also please ask dozens those you know what made them buy plots here. Hope you share the information with the honorable forum.

Yes, People were saying, after Marghalla its value can increase.
Some people from an Engg university are interested in development.
Dozen are from same organisation and these coherent people are thinking to make their own colony!
