Is anyone here selling 5 Kanal at Orchards MPCHS? What is expected price?

The plots in block A which will be ready possession in July 2014 are expensive, you will get them in 75-80 Lac lump sump.

And for the new booking of 6500000 and 7500000, the plots are in C and D block, the profit ranges from 10-15 lac, depending on locations on the map, and, you have to give 30 lacs plus profit rite now and the rest in installments.

@ Hashim which block is the best location? I only want Farmhouses 5 or 10 kanals plot. I am told MPCHS does not have any plots to sell. So how do you I know what is the RIGHT PRICE to pay to a reseller for these plots.

And Brother, Farm houses are in A,B,C,D…all these 4 blocks are of farm houses, This is Multi Orchards, Multi Residencia is opposite to farm houses where they have small residential plots, we are not discussing them here :slight_smile:

KMH, MPCHS have offered 5 kanal and 10 kanal plots 3/4 times with different rates, 5 kanal was initially offered for 46 lacs, in the end in June 2013 they offered 5 kanal for 75 lacs.

This made the rates increase.

The last booking by MPCHS the 5 kanal was offered for 75 Lac and 10 Marla for 1 crore 10 lac on installments.

There are now different profit rates you have to pay the allotee who has purchased in any booking price, the rate you get from the prevailing market, plot location on the map.

For Example:

A 5 kanal plot was booked for 6500000 with 1505000 Downpayment, and installment of 300000 after every 3 months, they have alloted a plot to the allottee now in B.C.D Block, he has paid 15 lac plus 5 lac plus 5 lac plus 5 lac which means he has paid 30 lacs up till now, and the remaining are installments.

You will pay him 30 lac which he has paid in the society plus 10-15 lacs profit ( whatever prevailing in the market), and get the plot transferred on your name, then you will pay the remaining installments to the society.

You can check the profit rates from the market, open up Jang Newspaper classadds daily and check the adds for MPCHS farm houses, call some brokers and you will get an idea :)

Come on Nasir sb, farm houses are only Block C & D .....Blocks A& B are residencia plots which is a small area at the beginning of orchards site right after the main gate both on the left and right hand side..........

I think Nasir is getting confused with the map which is available on MPCHS website .....that is a very old map mate where residencia were shown as bigger plots because its map wasn't ready...

again Nasir sb, seems like you dont have first hand knowledge of multi orchards & Residencia.....just getting all the info online I assume...:))

Had a visit to Orchards yesterday as I was curious to see it on ground due to so much discussion on this forum.

Guys, there are no roads and I mean 'no roads' at all, leave alone other amenities. At the moment there are only sewerage pipes visible and 2 tractors and 1 digger.

In my opinion, if they can give possession of Block C next year in July (July 2015) it will be a miracle. Anybody who wants to buy over there, PLEASE visit first and then decide. Do not listen to ANYBODY on this forum.

Having said that I am not implying that it is a bad project or it is not good for investment but I only wanted to highlight that the progress/development on ground is exponentially far behind than what has been depicted on this forum.

main roads shall be constructed with two months definitely before july 14,BTW road carpeting is few days job...

remember society is supposed to provide sewerage, electricity, leveled plot etc , rest is upto the owner to build or not.....

As soon as the owners start construction and reside the commercial activities start overnight and build gradually depending upon the demand etc

who will construct shopping centers etc when there are no residents....

unlike any normal societies MPCHS is laying three major pipelines running in parallel for sewerage apart from small/medium ones which is rare to see....

I do not share online knowledge sir, i own a farm house plus some plots in B-17, i went to MPCHS to get the map for my orchard plot, i got two maps C and D, just checked it,

By A block here on this very forum, i meant the area which is developed, it is C block, which is directly linked with the main road :)
