In Karachi, plots in unpopulated areas of DHA have started falling in the past few days. What’s the trend in Isb?
Im not surprised prices are declining in karachi, its due to the floods and violence. In Islamabad DHA phase 2 ext - prices are same as before, prices are around the 20 lac market sill, Bahria is same as before.
But they’re not rising either? This is also what happened in Karachi - it was static and then started falling.
And if anything there is very little safe, non-qabza land left in Karachi in a population of 22 million - unlike ISB where there’s millions of acres available.
Prices in zone 5 have been stagnant for some time now, only in bahria and dha prices have risen in possessioned areas and where development is close to being complete. Also rumours about airport in rawat may have increased prices, but unsure whether phse 2 ext in particular have increased in price as I do remember they were on 12-15 lakhs 2 months ago and now over 20 lakhs so I think that they have risen enough for this year.
As per my information, In Islamabad, file prices have moved lower in some areas but not all. However, prices of possession plots are more or less stable and have even shown an upward trend in some areas over the last month or so.
I think the dynamics of DHA Karachi may be a little different. First there are a couple of high profile court cases especially related to the Creek project. Secondly, the perceived security that DHA offered from the law and order problems seems to have disppeared. It is no more seen as an island of calm in a sea of mayhem. Therefore, that segment of demand may have shifted elsewhere, such as Islamabad.
Syed Amjad: plots are at 300% in DHA Karachi (in parts) what they were in 2010/2011. 300% in 3 years is always speculation - no matter what the security, no matter what the court cases etc. That rise cannot be justified by supply/demand dynamics. The same for Islamabad.
Dawood sb you might be right, 300% is a significant rise in 3 years and especially given the current state of affairs in Karachi, when even local businesses are looking to pullout, who could be doing such heavy buying? Maybe its the newly cleansed money from the stock market amnesty scheme making its way? Despite aggregate 50% inflation during this time, its still a significant rise.
In Islamabad the dynamics is quite different. The source of funding, reasons, and type of buyers, there is a lot of difference from Karachi. In fact there are areas, such as Bahria Enclave, in which some File prices have surged by as much as 30% in just the last month! So all I am saying is that there may be no benefit in trying to establish a correlation between the property markets of Karachi and Islamabad. They are two very different markets with several unique dynamics. A rise or fall in one, doesnt necessarily signal the same for the other.
Files are in reverse gear and it was expected, artificial rise just because the plots prices were going up. Whereas, in developed sectors, the plots prices are stable and showing upward trend. Regards,
My post is taking along time to show up as its pending approval as mentioned in that recently these past 2 months prices in possession plots in dha Islamabad have risen inc bahria in zone 5. Files are always risky business but are profitable depending upon the brand, but dha have ruined their rep with the valley shenanigans but still. In possession areas of dha in Islamabad prices have been stable and increasing.
Someone told me that dha phase 2 ext islamabad - prices have gone upto 25-30 lakhs now dependant upon which block. Don’t know whether this is a rumour to hike prices or whether true. Could be something positive dawood saab.

Yes it could be positive news, but it depends upon the blocks. In some blocks people are demanding 40 lakhs, which have allotment letter. (I think, I maybe wrong)

AOA dear friends…price of DHA 2 ext files nowadays is between 17 to 19 lac depending on location, Sector N file is trading between 18 to 19 , almost a month earlier price touched the apex of 22 to 23 lac, came down to 16 to 17 lac and now again its rising… But not touched 30 LAC ANYWAYS,BECAUSE …development charges of 14.65 lac have o be paid to DHA,yes if all dues are clear including development charges then the cost of plot will be 30 plus. I bought it for 19.5 one month ago - don’t think it’s all dues clear then.
Prices are up and down like a rollercoaster so at the moment You can still sell at perhaps 1.5- 2 lakhs profit...
19.5 + 14.5 would make it 34 lakhs (probably just make 1 lakh profit, so not worth doing all dues clear at the moment)
its mainly long term investment anyway...keep until about 5 years atleast!
That’s the intention: I want to keep it long term, as long as they do actually deliver within this decade!
Lol dawood, that’s the thing. Dha have lost a lot of its reputation recently. Don’t know whats going on, but its a huge huge project like valley so in my opinion your looking along wait. You should see some good profit if they complete the world trade center in phase 2, and development is going on ext. If they don’t do this within the next 3 or so years then its difficult to say when you will see good return on investment…rest allah knows better!
