What are the present market rates of 25x40 size double storey house in g-13/1 and g-13/4 sectors of Islamabad.
What are the merits and demerits of these sectors, if chosen for residance purpose.

my friend if some one can invest in g-13/1 and g-13/4 , i think there are no demerits.
Merits are it ideal location , near to motorway , Islamabad and Pindi, 6 lines Kashmir highway construction is in progress by CDA , underground electricity. Well developed by CDA. Have clear possession and transfers from federal housing society (as its owned by them, developed by CDA, for building house you need to approve map from CDA)
25*40 house can easily give you rent of 40 thousand per months.
Price in g-13 of 25*40 plot only is near to 40 lac. If you will buy near to the railway track it may be a bit less.

Agreed with brother masaud. But there are some demerits too. Very lazy maintenance condition of the roads is pathetic, cda and housing should improve maintenance speed. Also housing should seriously work on main markaz and street lights. Locality wise investment wise population wise its very good option or i would say on best option.
