Why margalla town, chak shehzad plots are so expensive, 30x60 around 12 million works out to be 18 lakh rs per marla. Thats almost d-12 prices. All i know is that margalla town is under cda and possession area. Anything special that makes this place so expensive?

Gohar Sb. You are overstating the prices or perhaps talking to the wrong dealers/chaskamasters.
Margalla Town doesn't have 30x60 plots, only some 25x50, 36x50 left as around 95% area already constructed.
Prices did go up to 10 million (36x50) back in 2013 but now hoovering around 6 to 8 million for serious sellers/buyers.
@ Imran, Sorry i meant, 36 x 50 plots (1800 sft) .... Regarding prices, if you get a chance, check out the prices on zameen.com, Margalla Town, Phase 2 prices, they are very high and thats why i wanted to verify. The prices you have mentioned are way lower.
@Sheikh, Location is great but not the development and its not a brand-name like DHA or Bahria, still a model village, i think.
Price in margalla town is almost equall to D-12, development in phase 2 is world class under cda management … 30x50 plot price is 1 crore + … Phase 1 isint as good as phase 2 is
Thank you Asad for your confirmation. One more question, Do you have any idea why Shahzad Town’s prices in comparison are so cheaper considering its in the same area. In Shahzad Town a 30x70 is around 80 Lakh.
Gohar Sb. Some of the plots were sold for even 1.25 Crore back in 2013 but those were corner plots with 5-7 marla extra land behind them with open backside towards the NARC land. I have a good friend who lives there on Street #41 therefore quite familiar with this small society. Most recent purchase that I came to know about was for 70 lac in Phase-II.
@gohar development standards are better in phase 2 as compared to shahzad town because phase 2 is recently developed and new well constructed houses with very wide streets, this may be the reason
@imran khan sahb u mean to say a plot for 70 lacks in street 41??? this is impossible, i am very much familiar with the rates there in phase 2. Tell me the plot number my czn lives in street 41
Asad Sb. If you are serious about buying, please send me your contact details. There is a corner plot in Phase-II near street 41. Owner is a friend of mine, so no middle man, reasonable deal.
