Margalla Avenue & Future of B17

Salam All Forum reader. :)

Could all the forum readers shed a light on the ongoing project of Margalla Avenue? When will the Project start and finish? Also would it have any positive impact on the future of B17 for the investors? Could you please also tell me what would be the price of one kanal plot in B block of B17 after the Margalla Avenue is built?

CDA announced one year time for completion of Margalla Avenue and it will be a great positive impact on B-17 and D-17 plus a bit impact on E-16 /17. After completion of Margalla Avenue prices will minimum 50 percent appreciate because those sectors will be just 9 km away from D-12 and a direct avenue will connect them.

It's always nice to hear from you. your comments are so informative and guiding. By 50% appreciation means that it is the best time to invest in B17 because the road will be built in one year, and that will be a wise investment in this scenario?

Yes it’s a good investment but brother it depends a lot on Margalla Avenue delay of Margalla Avenue can be harmful especially it will effect prices of B-17.

Take a look at this.

There are some issues looking with Margalla Avanue (it is just claimed, but not actually according to grand plan). The only 5.5 km patch c/d principal road will be constructed and rest will be for future. And this is 1km away starting from Sang Jani.

Don't think Margalla Highway will be completed till June 2013... (just a 6 km patch will be open).

Wait till the new government comes if it is pro pakistan parties like nawaz or imran the prospects are good inshaallah.

Any update on the construction of Margalla Avenue ?

I am thinking of investing in B-17, but the fate of B-17 is entirely dependant upon the construction of Margalla Avenue. What do you guys recommend on this ?

This is not true. The prices are increasing day by day in B-17 although there is no Margalla Avenue.

Only 3 KMS patch remain. New CDA chairman is doing good, infact, they have planned a commercial on both sides of the extended Margalla Avenue, so i guess it will be completed soon. Another thing, even if people think that B-17’s fate is dependent on the Margalla Avenue should know that even if it is not completed, Multi will still be a nice place to live in as they will make it a bench mark.

I just read an article on the status of margallah avenue on 4th Sept Jhang news paper (column by ansar abbassi). This road status would once again go into limbo.

It seems the project is still very much alive and the controversies will be gradually resolved. This is from today's paper:

Prices will increase providing b-17 development improves. But prices will take a huge jump on completion of marg ave.

If development standards are good then they can rely on this, providing it gets developed. Marg ave would be a bonus!

Its fate is largely dependent on margala avenue…

Sheikh sb b-17 is good for long term investment only…It is not so fruitful for short term…

Syed Amjad: You are right, prices will have a huge jump if the Margalla AVenue is completed. Dear Saadi, as per my personal experience, B-17 is very good for short term investment. 30x60 in E-Block, I purchased on profit of 2.5 lacs with total investment of 5.5 lacs, now the profit demand on the same plots if 5 lacs, so, I think 2.5 lacs profit in 3 to 4 months on investment of 5.5 lacs is reasonable one.

This project will get uplift from the factors.

  1. Current launch of expensive plots by CDA in D-12 and E-12. Well over 2 crore. Check CDA website

  2. In June/July 2014, CDA will launch new sectors in Islamabad. Namely c-15 and c-16. Prices will be over 1 crore per kanal. B-17 is close to these upcoming sectors with better standard of living. There is a lot of room for growth in b-17

  3. Margalla avenue will already motorway, GT road, c-15/16 and b B-17 to D-12 which is already hoovering over 3 crore power kanal.

Ali you are right, I second your views about B-17, it has a lot of potential to grow further.
