Low cost plot in Pindi/Isloo for house building

Salam everyone!

I’m looking for a small (minimum 5 marla) plot to build small villa right after i purchase it. I need fully developed plot with possession, no waiting!

Now the problem is, my budget is very tight, around 1.2 million pkr. My office is located in blue area, but my (future) father-in-law lives in bahria town so i prefer to live near islamabad highway.

Is there any decent housing society on isb highway in my budget? It does not have to be luxurious like bahria but somewhere with modest environment, not like a village or tench bhatta :p

If islamabad highway is not possible, then where in islamabad (or rawalpindi) i can get a small developed, possession plot in this budget?

I checked adiala road, it’s cheaper plus i have already lived there but severe morning traffic jam is a real deal breaker issue. I will have to leave for office at 6:30 am and may reach home after 7 pm in the evening if i live near gulshan-e-abad and same is for chakari road.

Please note that:

I) i need a fully developed, possession plot (no file or possession “coming soon”)

Ii) my budget (for plot) is around 1200,000 (12 lakh) could be stretched a little bit but not too much

Iii) should be close to islamabad main city (and preferably bahria town)

You can find a plot of 5 Marla in FOECHS in your budget. Very good society adjacent to I-16 sector. Fully developed with gas and electricity.

S.H. Ali: you can get a plot in Gulshan e Sehat in this budget, I guess. However, I do not know whether that is a good society or not.

They say it's good but 12 km from Peshawar road :/ if my car breaks down, it's a long way to find transport/taxi

Well, if I must move outside Islamabad/Rawalpindi, then isn't there any developed society near Rawat in my budget? There's one on Kallar road name, KRL but it's not developed and has some legal issues.

Another new society on the same road is called Rawat Enclave but a 5 marla plot costs around 2.2 million which is way to high for this location.

SH Ali sahab, Foechs is 7.5 km from Peshawar Road and you drive through CDA Sector not through wilderness. And its distance is less then 10km from G-13.

Consider private ploting on Kurri Road or Bara Kahu. These areas are suitable for immediate living and easy access from Blue Area.

15 feet street, open drainage and GHUNDA TYPE culture makes it unsuitable for me. I am a decent man who spend more time in office and don't have time to fight over GALI, NAALI and GUTTER PHADAz :P

Save the money and wait. With lowest foreign investment in decade, I see property prices further sinking. There is no buying selling going on currently.

Also as soon as military crackdown starts on this punjabi looters, you will see them off-loading all their properties and running to foreign countries real quick just like PPP people. Which will drive prices further down.

Trust me, once Raheel Sharif is done cleaning everywhere else he will come down hard on Noon and PTI looters.

Are you sure that the prices will be going down?

This is true that the construction cost is little cheap due to low prices of petroleum at this time of year, but are you sure that the property prices will come down in future? Please be realistic rather than making wild, blind estimates!

And PLEASE DO NOT turn this informative thread into a political and ethnic conflict zone, just stick to the LOW COST HOUSING SCHEMES in the twin cities :)

You might like to have a look into Airport housing society sector 4. I believe you can find something there in 15 lacs. And it's like 4 km from gulzar-e-quaid chowk and has an opening in front of gulberg islamabad as well.
