Looking To Invest 6 Million On A Plot In Islamabad

Hello everyone,

I'm quite impressed to see such a vibrant community on this forum. This will be my first real estate investment.

I'm looking to buy a plot in Islamabad, my budget is around 6 million rupees and I'm looking to cash out in 3-5 years. Would love to hear what the experts have to say?

I was really interested in g-14. My understanding is that g-14(1,2&3) have not fully developed, should I consider them? I think if I stretch my budget a little bit I may find something usable in g-14/4 as we'll.

I've been trying to read up I'm the issue, and they've said the development on some parts of g14/1 has also begun. You think those sub-sectors are feasible since I'm considering an investment of 3 years at least?

Also I've been trying to see over google maps ( since I'm not in pakistan currently)

Sector g-14(1,2&3) all seem to have pre existing houses built there. Are these lands encroached by someone? If so you suppose the area should clear out and develop soon?

Don't invest in G-14/1/2/3.

Invest in developed sectors, consider buying a plot in G-14/4 or G-13 is much better, you will get a 5 marla ready possession plot.

Don’t go for G-14/1& 2 & 3… Read the thread of “another bombshell on G-14 allottees” …one should research a lot before hard earned money. Few good decisions can change your life and vice versa…

Sir avoid g-14/1,2,3…Go for a 25x40 or 25x50 if you can increase your budget and select g-14/4.

Yes avoid undeveloped uncertain sectors such as G-14 (1,2,3). Not a good idea to invest ina piece of paper. You should buy a plot which as developed or in the process of development completion.

In 6 million for 2-3 years or more the best option is B-17 block C but you will have to add some more lakhs for a good one kanal plot.

It is almost certain that Margalla Avenue will be completed in 2-3 years inshaAllah then you can cash out and pocket a good windfall.

PK1 I like your suggestion for B-17. I see on google maps that the roads haven't been asphalted on that sector, perhaps it's an old image and the upto date situation on the ground may be different.

Does anyone else have any views on b-17, I could use all the info from you guys as I'm sitting outside the country.

G14/3 and G14/2 are good investment options for 3-5 years.

Its the cheapest and last sector of Zone 1 with a very good location.

And with the expansion of Kashmir highway, it will continue to appreciate regardless of its development.

Secondly Zone 1 sectors generally have the supremacy over any other housing development in terms of capital gains.

many ppl are having doubts about g14/1,2,3,

bcz of existing local population ,and unpredictable cda approach and clearance ,with hopes for development and possession,

can you clarify these doubts a bit ,if you can please??

I've experienced in Islamabad Naval Anchorage(NAI) has shown highly +ve trend and upward. Plots are selling in nearly double rates as they were last year.

A plot purchased in Rs 3.8m was sold in 4.6m in few months. Another plot purchased in 5.3m @ end Oct 13 was sold in mid July in 5.7m. Average plots of 500 sy in Sector E & F are selling between 6.5m to 8m.

Reasons: development with timeline. Security what you perceive. Maintenance facilities and rest everything what you need. Yes security is good enough development is literally nothing.And in recent past there was a big dacoity too,and that was the main reason behind security tightening.
