Looking For A Plot In Bahria Enclave

During the last few days, respectable property dealers have confused me a lot. When i ask to buy a plot in bahria enclave, they inform that prices are sky rising due to beautiful future of bahria enclave. On the other hand when i contact some other dealers and infirm them that i intend to sell my plot in bahria enclave,,,,there statements are amazing i.E bahria authority is still not known the location of plots, this bubble of price increasing will blast in couple of days….So sell the plot as soon as possible.

In fact i intend to purchase a plot (30x60 or 35x70) in bahria enclave and i am a genuine purchaser. I will be thankful if owner of the plot on this forum directly contact me…......I will also be thankful if no dealer contact me that i don’t want to be confused more.

Bah Enc has launched new booking 4 days back at rate of 90 lacs an dit will go upto 1 crore by Dec. The more you wait for the right time and right price, more you will have to pay for it. I will quote here my own example about buying 8 marla plot on 28th September which cost me 3150000 (on a profit of 9,50,00) and exactly after one month i.e. Today,I am having dealers calls to sale it on a profit of 18 to 20 lakhs which is between 40 to 42 lakh plus, but i am not looking to sale it for now.

If you are looking for long term investment i.e. 2 to 3 years, then difference of minor prices from different dealer does not matter with the current time. Think of future growth of Bahria Enclave and then you will be profitable for sure. Rest Allah knows better!

Well, it is a fact that rupee is devualing and one should invest as soon as he can in current scenario.

I have double category (Boulevar Corner) plot for sale in Bahria Enclave 8 marla.

Paid amount is 26.45 Lacs. Demand is 51 Lacs.

I agree with the comments made above. I was offered 5 marla plot one day before this EID on 25 lacs, but due to some reasons, I was not been able to make the deal and after EID the prices are now around 32 lacs. So, I would say that rates in non-developed area of Bahria Enclave are still on reasonable rates, and if one can afford and keep it for at least one year, it will give good return. Similarly, Bah Encl will be one of the prime location to live in Islamabad due to its beautiful location (environment) plus best quality development.

Why are prices rising in enclave daily when there is no NOC in place?

Dear Apple saab, I have no idea why prices are hiking. I am just as shocked as you are, I thought since there is no NOC prices would drop but instead its the total opposite? I get in contact a few of my people and will find out though and let you know…

Not really as their rep speak for itself but still it would have been the only excuse for the prices to come down…but after prices are going up daily, I doubt prices will drop now!

They have sold 10 marla for 90 lacs recently.

Sheikh Abdul bhai, there are many more cases in NAB and Supreme Court against Bahria Town but now people are not worried/concerned much, and they buy everything which comes under the Bahria Umbrella, Bahria Karachi booking parchi own is a recent example, People in Islamabad/Rawalpindi are also worried about security and non serious behaviour of CDA and RDA, they now invest and want to live in Bahria where they give all the facilities, from parks to maintenance (Electric and Plumbing plus Gardening), 24/7 Light, Cameras, and 24/7 365 security, with cinemas to hotels plus international chains of food. BE is the only project of Bahria in Islamabad, and as per my knowledge, Bahria has got NOC, but they are not issuing it rite now, they will issue it when the rite time comes.

Sheikh Abdul bhai, the 10 marla files which were launched for 90 lacs soon after Eid are being traded on market on 93-94, with 2530000 down payment, so i don’t think prices will drop, as they are continuously developing the area if you have recently visited the site area.

Thanks Nasir saab, I agree that Bahrias repute speaks for itself hence no NOC is needed. But as far as Enclave is concerned, when initial booking started their was controversy regarding NOC then and now their is still controversy/mahem (rolay) regarding NOC.

But either way, I don't think this will have much of a negative effect on Enclave.
