It really depends on:
Budget (if you specify that, response will be more useful)
Location (if commute exists)
In apartments, level of floor and covered area matters more than number of rooms!
My budget is around 75-80 lacs
In this budget, you can buy a nice apartment in bahria Phase-8 in overseas-5 in a brand new 6 story plaza.
The flat will be having 5 Marla area & corner one.
Best Apartment projects that actully sell-off easy and gives one of the best life-style in ISB/RWP are in Gulberg Greens. In Greens Views, Life Style, Ameneties, Security and Location is same as the one enjoyed by a Farm House Owner who might invest 6+ crore for a minimum 4-Kanal Farm (land only).
In 70 - 80 lakh range 800 -900 sq. ft. Apartment can be bought that can be a good value for money in terms of personal living or rental income.
The ones at prelaunch but developer having good reputation can be the best deal, but they may take 2 - 3 years to get completed!
Imtiaz bhai how much rental return these apartments of Gulberg Greens can give?
I say, unfurnished ones can give on average 0.0055 to 0.0075, depending on project and location, i. e., every 10 million invested (in installments) can yield and average minimum of 55 - 75 K per month.
Try Awami Villas 5,6, or 3 Apartments in Bahria town that are 5 Marla in size & Completely residencial apartments for a family.
Thanks, Hamayun brother, indeed quite a decent/economical option (in that budget) but built quality and servicing are big question marks for these Awami Apartments. Moreover, commute to downtown ISB is a big hassle.
Initially sold as Villas but than usual greed of MR got better of him and turned these into apartments!!

Yes Bahria town is far away from ISb. Its also far away from Lahore. And also Far away in distance from Karachi. Lolz On a Lighter note.
Well as quality is concerned, Bahria maintain their self constructed Houses & Apartments at their own. People can also customize them internally Change their doors or sanatory things etc. & after few years, All houses & all Apartments Become of the same Level.

Hamayun brother, you can see the context of the discussion, earlier post and my point was adding to the pitfalls of the option you shared that wins on the economic side of purchasing. Apologies, if that offends my point was rather simple and obvious : )
You for sure are knowledgeable than me, having said that in Summer pick a time and BT maintained apartment project of your choice and I will show you the quality of maintenance : )
The initial premise was: P8 Awami Apartments are best as far as economy but they for sure have many pitfalls (mentioned above)!

Generally bahria’s construction quality is worst …
Good thing is that bahria do not compromise on foundations & roofs but all fittings & paints are cheapest & low quality.
The buyer has to redo a lot of stuff if buying bahria bound villas & flates…

Well what ever bahria makes, Bahria is self responsible for it. They can not put the blame on Any private developer. & yes i have saw these flats multiple times & their maintenance. Such Flats are on their basics, If any one want to improve the quality he can customize his flat accordingly.
And Its true dear, After few years all flats & houses become at the same levels.
Thirdly, There is no house in this world without any pitfall. Even you solve all the problems, but still there you will find another one awaiting for you.
Although distance from ISB Lahore & Khi didn’t worked, The comes the quality But Anyways your opinion is respected from my side dear brother. As you and Abdul Qayyum sab are the pioneers of this forum.

The Selling point of Apartments is their location at prime part of a housing project that is why people prefer them. Example is Greens and G/F-series apartment, people would prefer an apartment as location is prime and house can’t be afforded at same location/ameneties and a compromise can be made in House vs Apartment thing.
Apartment projects even good built quality suffer from Vantilation, Sun Light, layers of Wash Rooms and Kitchens stacked on top of each other create lots of seepage and drainage issues. Built quality can also increase noise and disturbance that trickles from top to bottom floor (so yes After few years theoritically and practically structural degradation is more in apartments, perosonal experience).
Many of the private built and owned apartments are far better than BT managed ones. Private projects gets own monthly maintenance and to increase resale they offer better amsneties and services. If BT would had been that fair they wouldn’t had converted Awami Villas (years after collecting all ammount into Apartments).
I agree, in fact not just house or apartment, it’s the very life that isn’t trouble free, the point is magnitude of pitfall that is higher in apartments.

According to my little knowledge construction quality of Behria Heights is much better then Awami Villas or other stuff built by Behria, but they are of course costly.
