I visited some places in rawalpindi/islamabad to buy a residential plot for construction of my house.
I like 2 places for living in my budget, bahria town ph8 and f-17. I am confused in selecting the location because of the following facts:

Bt ph8 to saddar = 18 km (~30 min drive)
F-17 to saddar = 20 km (~35 min drive)
Bt ph8 to blue area = 37 km (~60 min drive)
F-17 to blue area = 25 km (~35 min drive)
Bt ph8 is near to a lot of reputed housing schemes.
F-17 is near to taxila / wah cantt, additional educational and medical facilities.
Bt ph8 is on the one end of rawalpindi and f-17 is on the opposite end.
Experts, plz help me out in deciding the appropiate location.
F-17 has an advantage over BT ph8, i.e. Easy access by public transport from RWMP/ISB.

I've also done that research few months ago and following is my abstract:
1) F-17 is in Islamabad, nearer to Blue Area (if your work place is in ISB its better).
2) Phase8 is near to RWP, (if your workplace is in Pindi, its better).
3) F-17 will save 1 Million with respect to construction since there is No filling, whereas Ph8 needs additional cost.
Don't think too much, one last thing, dont purchase any plot without a prior visit, avoid 'khadda' Plots and plots in deep location, since major rains will ruin it.

thanks for response. My workplace is neither islamabad nor Rawalpindi. I m working in middle east. So currently my main concern is availability of educational and medical facilities. Another important factor is easy access by public transport because its difficult to maintain cars for all members of family continuously.
I am trying to finalize some deal in my next visit to Pakistan in october. I will definitely visit the area and plot before finalizing anything
J Khan as you have visited both areas recently, how do u compare both in terms of entrance to society and security condition inside society.

Security guards were there on entrance of both societies. But none of them stopped me, neither checked my ID nor my car.
I was there for a short time, so didn't noticed any patrolling in both soceities.
There were many security guard cabins near the boundries of F-17. And for bahria ph8 i searched a lot for boundry walls but failed...
And what about the comparison of entrance roads to both
J khan bahi bahria phase 8 is an excellent place for overseas with 24/7 electricity. DHA phase 1 just next to phase 8, Fouji Foundation Hospital , Alshifa eye Trust hospital , Kidney Center, Ayub Park are just 15 mins of drive. In phase 8 you will find AQ Khan College Of Science and Technology & DR.A.Q. KHAN JUNIOR ACADEMY , Begum Akhtar Rukhsana Trust Hospital .
Try to find a good polt in E or F1 block. Location wise its beautiful. 50 feet wide streets with bahria maintenance. I did my research for almost 6 months and my end result is that for 10 marla house phase 8 is on the top in the budget of 11 to 12 million.
on the other hand i dont have any info about F17.

One of my main concern is access by public transport, bahria ph8 is about 8 km from GT road.
is there any probability of some bus service inside bahria in near future.

Baki abaadi bhernay kay sath might be koi bus service start ho Jay. Clear your mind on one thing that's phase 8 is a separate town. For overseas is nice place to live. Filhaal zda construction nahi but jab 50% be construction complete ho gae to nazaraa he alag ho gaa.
I own a plot in F-17 and I will recommend it over any other project which is not fully mature. Every facility is available, proper CDA sector, people are already living there for more than 03 years, public transport is available at the main gate. In context to living in modest community I will recommend it to everyone.
I always feel bad to go to Bahria Town or DHA as they are separate from Islamabad and daily commute is too hectic.

My friend is living in F-17 and here is what He has to say:
Main problem: Kid’s school is a concern for him as most of the kids are the Afghan kids and sorry to say that they have no manners and difficult to change them in school as they do not have any in-house support from their parents. He is now looking forward to sell house and shift to other place.
While living in F-17, kid’s school transport is a headache as at Tarnol junction, traffic is always blocked and in peak summer it takes long for the kids to reach home in 40 plus ambient temperature.
In BT Rawalpindi, there is no boundary wall in design but security is good there. Hopefully after garden city being taken over by DHA, BT will see a direct access to GT road and that will change the whole scenario of BT Rawalpindi as GT road will be only 3.5 km from BT. I got info that one of the prerequisites of BT/DHA merger MoU is getting the very same GT road access. MR is having a lot of problems in BT Rawalpindi and needed support of DHA.
Good part of F-17 is that after New Islamabad airport, it will be more expensive and will see more houses and hopefully more value addition. You can bypass Tarnol and can travel on motorway but really after having seen F-17 and BT, it is not a relaxing decision to ignore BT.
Recently there was a huge project announced in F-17, 100s of shops and flats: They dug the land on massive scale and gathered huge money from the investors…..ran away…investors are now crying in chaos! This has nothing to do with making a decision upon whether or not one should live in F-17 but situation like this does not happen in BTs and DHAs.

@Asad: It is currently under MPCHS but if CDA wants to take control they can take anytime because all rules and regulations are followed by thes society plus it is in 17 series of Islamabad.
CDA should also take over Jammun & Kashmir society and other societies which have been developed on CDA sectors but it will never happen. It takes money for a constant upkeep and CDA being a bunch of corrupt officials, could never let the money go out of their pockets to the benefits of residents.
Why would CDa take over when they already have lot of issues.
It is not a CDA sector and will never be one. Lets be honest in our opinions.

You can differ on argument but what I know is that CDA only gives NOC to private societies on one principle which is to follow their rules and regulations in ICT.
