I am interested in knowing from property investors and gurus about the latest prices in naval achorage, islamabad, for 500 sq. Meters plots.
Also is it a good place for investments?
Don’t know about the prices but it’s developed and people are living there so must be around 75 to 85 lacs
Naval anchorage is a fine place for living and for some reason hardly ever discussed on this forum. The scheme is very typical of a military run housing project having all facilities available including water, gas, electricity. It is fully owned and managed by a subsidiary of Pakistan Navy. The development standards are quite decent. Plots are originally allotted to Navy personnel only, some of whom sell their plots in open market. Transfer is allowed for civilians. Plots are available in sizes of 5 marla, 14 marla, 1 kanal and 2 kanal. There are no 10 marla plots. Price of 1 kanal ranges from 75 lakhs to 1 crore depending on location. More than 200 families are living there.
Recently, they also gave conditional possession to Naval Anchorage extension blocks, comprising of mainly 1 kanal plots. The condition is that they can immediately take possession of their plots and start construction of house, but the utilities will be connected in June 2016 so before that, the buyer has to manage water & electricity on his own for construction. Prices in these blocks range from 45 lakhs to 65 lakhs for 1 kanal.

I don’t know anyone in person. You can find contacts of many brokers who deal in anchorage in Sunday’s Jang newspaper. Most of them have offices inside anchorage commercial.

U dont have to visit a dealer or broker,u can check demands of plots from naval anchorage website i visited it 2 months ago and found that 5 marla in range +25 lac and 14 marla b/w 45-55 lac in G block
Yes, Junaid is right about the prices. The prices are slightly less in the extension blocks but they only have 1 kanal plots. Anchorage gets a lot of interest from genuine buyers but is not the top favorite with speculative investors. Even then price gain is quite decent and even in this lackluster market, its prices have not reversed, and in fact have gained by about 5-10% over past two years.
