Land filling issues in b-17

Dear members,

I have heard that people who have built houses in b-17 are facing severe land filling issues. After construction, plots on which houses are built have become uneven (up and down).

I doubt that this piece of news is true. But the person who has told me about this, has himself visited the place and seen the problem.

Can someone (with knowledge) please either confirm or contradict this news?

Not good… Please someone expert in this guide us… What is the situation in B Block as I am thinking of making a house there on a 50x90 plot…

If you have any doubts than get the soil test done it will give you a clear picture. Incase its a land filled plot than the normal construction will not last long. It needs to be a raft construction which will cost you an extra 30 to 40% of your structural cost…

Its better to look for other place for home construction instead of B-17…not good for living…filling, dust, etc

Soil test is the best tool to apply…

I am stating the obvious here....but whoever is planning to buy the land or want to construct the house in B-17 at least visit the sector and inspect the houses already built there....a lot of Zameen members are overseas Pakistanis and may not actually visit the place themselves before investing. Do not just trust on greedy dealers..

@HT, my source has told me that these are land filled plots. And now its making sense as to why MULTI is offering Rs. 1,000,000 for constructing house in B-17.

Not whole of the project is filling area....

You are just trying to put negative things in the mind of people over here with set agenda...

The Potohar region is all uneven and you have this filling issue in every project of Islamabad and its adjacent areas... Not all area of any project is with filling but definitely some places do have filling....

This is the reason people do soil testing before construction of homes.

I am very much agreed with Mr.Khan comments, Land filling issues in all societies of Islamabad like DHA,Bahria,CDA etc not only in B-17.

As some experts already mentioned the best tool is soil test.The mode of construction depend much more than land filling issue.

And who will do this soil test? Do sellers cooperate generally?

Societies need there look of all plots to be levelled but That part of Islamabad is mostly hard land but you will see some filling but not to the extend as in Bahria or DHA.

As Mr. Khan said Not whole of the area is filled. It cant be unless this society was built on a crater which its not.

Filling up to 5 feet is very much normal now days which i believe will be the case in B17

This is a very legit question and deserves a comprehensive reply. Clearly, the poster is new to property and house construction therefore such questions and anxiety is only natural. It is a different matter that some immature contributors specially the TC troll finds this great opportunity to run negative propaganda about multi projects.

Land filling is almost everywhere in Islamabad and Rawalpindi societies. This is with the exception of CDA which does not touch the land and owners spend hundreds of thousands to remove mountains, boulders or fill ditches before constructing houses.

Therefore, it is rule of thumb to get soil tested before construction. But since it is expensive, you don't do it at the time of buying. For that it is better to visit the society office and enquire about filling or cutting areas. Since they have no stakes in it therefore they should provide unbiased info. You can also check with multiple dealers in the areas, usually they had seen the land developed in front of them.

Multi does not give 1 million as eyewash, but for early birds to populate the area fast so that society can shift from land transfers to management. This is a good pull strategy that works for Multi. CDA usually pushes owners through penalties. 1 million is a great inventive that people welcome warmly.

Now for the TC troll... Multi's first project, E11 where 1 kanal was sold at 20 lacs are now sold at 5.5 cror per kanal. Now beat it.

It is the quality of living that matters now.

I am sure you are very well aware that with this (so called) title comes bit of responsibility as well. Your posts hold weight. People look forward to hear from you, including myself. You have often given honest and valuable insights about Islamabad property and I really respect you for that.

As for my question, it was an honest concern from someone who is relatively naive in property market.

How could you give a sweeping statement that whole B-17 is having land filling? Never, this is simply impossible.... As I already said, all Islamabad projects have land filling to some level, but not the whole project.

You just visit, I-12, I-14 and then you would know what filling is... Those sectors are so uneven, which no one can believe....

Soil test costs around 12 to 15 thousand and results are available in 24 hours.....

A simple question is why would any society fill all there land which will cost them dearly and not good for them in the long run..

The filling process is done only in few pockets of land.

The incentive of 1 million by B-17 or any society is Kind of a positive greed to kick start the construction process.
