Lahore property: DHA Phase 8 vs EME Sector (DHA)

It is interesting to note that asking prices in dha phase 8 and eme-dha are in the same range. One kanal is around 1 crore. It is 1.2 crore for top blocks and less than 1 crore for cheaper blocks.

But location wise there is a big difference. Eme is located on the canal road after thokar and very near motorway but phase 8 is located near airport. Eme is quite near to a lot of important places in lahore such as punjab university, shaukat khanum, bahria town etc. Dha phase 8 is near airport and wahga border.

Phase 8 is a new area and there is no population there, but eme is a beautiful and populated society.

But they are both dha.

What are the views of lahore property experts? Is the price of dha phase 8 too high or is the price of eme still undervalued?

Also how do you compare prices of phase 8 with societies like pcsir phase 1 and pcsir phase 2?

It strikes me as shocking. For somebody who has been to EME Society, I can tell you that it is a completely different world! No other phase of DHA is at par with the EME Society. Phase 8 on the other hand has two or so high rise buildings and not much development, no houses or anything so I do believe that it's a bit odd that Phase 8 is more expensive than EME Society.

As far as i am concerned dha phase 8 is not only near to airport and wagha border but also due to smooth roads connecting every phase of defence to each other, you can go to y block commercial market, even phase 5 and 6 are much developed now having all facilities. So eme and dha having almost same prices wouldn't be shocking for me.

Phase 8 is basically plots which will be developed soon and the prices will rise even more.

I would be more than happy to hear more opinions.

The prices of dha phase-8 and dha-eme sector do not make sense to me. Phase 8 is at the farthest corner or lahore and the only landmarks close to it are the airport and main dha. But main lahore city is too far.

If you are coming out of eme, you have two options straight away. -first option, you can go to multan road and reach (i) the motorway in a few minutes or (ii) you can drive over the fly over and reach the canal road which is the main artery of lahore which give you access through underpasses to muslim town, jinnah hospital, shiekh zayed hospital, ferozepur road, jail road, mall road, garhi shahu, dharampura etc. Or you can you can turn left go to bund road, chauburji, secretariate, high court and district courts. -second option, you can take the canal road to bahria town, izmir town on one side and on the other side thokar or metro or raiwind road, expo centre, shaukat khanum etc.

Frankly i think the location of even the main dha and y block etc is now quite far flung compared to the new lahore areas of multan road, bahria town, sukh chayn side.

Nevertheless shehryar has a point. The market still associates a lot of value to the main dha phases 1,2,3,4,5 etc. And this is why phase 8 is almost as high in price as dha eme which has a better location even compared to bahria town. But i still think main dha is no longer the top location of lahore. In fact the future area is multan road side where you have so many new developments, universities, motorway etc.

May be it is a matter of investor trend which has pushed up the price of phase 8 so much. Many people invested in phase 8 files in early 2002-3 and then they waited for 7-8 years for balloting. The prices of files dropped suddenly in mid 2000s just before a big boom time for real estate. Prices of phase 8 files reached 80 lakhs before a big dip when they fell to 36 lakhs! Now finally development in phase 8 has taken place after a very long time, these investors want to recuperate those losses which they suffered by not selling on time.

Also, lahore is such a huge city that sometimes it is not possible for people to see the much better value for money of a place such as eme which is fully developed. Many people outside pakistan or even inside pakistan who want to live in lahore go with the trend and property dealers show them the rising graph of dha phase 8 prices and they follow the crowd without comparing with options such as pcsir, eme etc. May be this has created a snow ball effect.

Lastly one thing in favour of phase 8 – it has better development standard than eme. But eme is also very upscale and has a very decent and educated community living there.

I agree with pk1 and in addition to eme, which is right on canal bank, infact and interestingly, dha phase-6/7 and bahria town are equidistant from kalma chowk i.E. 25 km. Bahria town enjoys access from all sides i.E. Raiwnd road, ring road, g.T road, and defence road whilst dha phase-6/7 are blocked on the back being pak-india border. Bahria town's immaculate maintenance of roads, parks, landscaping, security and other civic utilities is far better than dha or any other society any given day or place in pakistan. Bt hospital/cinema/schools/mosques are one of the best in lahore and pakistan. I reckon that bahria town/eme prices will be at par with dha phase-6/7/8 in next 2 years max and will go even higher once southern loop of ring road is ready.

I think their is no comparison phas8 is a better option and will pay more in two years time

Zubair bhai, eme is already populated with educated upper middle class community. It has posh markets, dha guest house for your guests, thriving club, full scale pvt hospital, developed parks, banks, lahore grammar school, trees, restaurants etc… On top of that you have direct access to canal road, multan road and 5 mins drive to motorway. Then how is phase 8 dha better which has none of these things yet. Yes it will be good in future but even then location wise it is very far and near border.
