The prices of dha phase-8 and dha-eme sector do not make sense to me. Phase 8 is at the farthest corner or lahore and the only landmarks close to it are the airport and main dha. But main lahore city is too far.
If you are coming out of eme, you have two options straight away.
-first option, you can go to multan road and reach (i) the motorway in a few minutes or (ii) you can drive over the fly over and reach the canal road which is the main artery of lahore which give you access through underpasses to muslim town, jinnah hospital, shiekh zayed hospital, ferozepur road, jail road, mall road, garhi shahu, dharampura etc. Or you can you can turn left go to bund road, chauburji, secretariate, high court and district courts.
-second option, you can take the canal road to bahria town, izmir town on one side and on the other side thokar or metro or raiwind road, expo centre, shaukat khanum etc.
Frankly i think the location of even the main dha and y block etc is now quite far flung compared to the new lahore areas of multan road, bahria town, sukh chayn side.
Nevertheless shehryar has a point. The market still associates a lot of value to the main dha phases 1,2,3,4,5 etc. And this is why phase 8 is almost as high in price as dha eme which has a better location even compared to bahria town. But i still think main dha is no longer the top location of lahore. In fact the future area is multan road side where you have so many new developments, universities, motorway etc.
May be it is a matter of investor trend which has pushed up the price of phase 8 so much. Many people invested in phase 8 files in early 2002-3 and then they waited for 7-8 years for balloting. The prices of files dropped suddenly in mid 2000s just before a big boom time for real estate. Prices of phase 8 files reached 80 lakhs before a big dip when they fell to 36 lakhs! Now finally development in phase 8 has taken place after a very long time, these investors want to recuperate those losses which they suffered by not selling on time.
Also, lahore is such a huge city that sometimes it is not possible for people to see the much better value for money of a place such as eme which is fully developed. Many people outside pakistan or even inside pakistan who want to live in lahore go with the trend and property dealers show them the rising graph of dha phase 8 prices and they follow the crowd without comparing with options such as pcsir, eme etc. May be this has created a snow ball effect.
Lastly one thing in favour of phase 8 – it has better development standard than eme. But eme is also very upscale and has a very decent and educated community living there.
