I am planning my next purchase, I have around $50-60k on hand to invest right now, I am looking at return ideally around 3 years time.
First, I am considering Phase 8 Block Y 10 Marla, but I am somewhat confuse that why plots in Block Y (1 Kanal plots) are less than rest of the Phase 8 blocks? Is there something wrong about this particular block? Also there is not much difference between 10 Marla and 1 Kanal plots only $20k difference in price, which further confuses me about this block.
Second consideration is Phase 9 Town, I know plots has been allotted and 70% work is done already but recently I have heard DHA has bought additional 380 Kanal behind Block D and files are available (I am not talking about Phase 9 only 9 town). Are they going to develop that area along with rest of Phase 9 town and give possession at same time? Is it wise to invest in that and buy file? Or
Should I buy 10 Marla plot in Phase 9 town which is around 50 to 60? What do you think price will be of 10 Marla when possession will be given?
Third and final consideration, not buy anything right now, save more money and buy 1 Kanal plot in Phase 8 Block M or S by February 2015. What do you think prices will be of 1 Kanal in phase by then?
Feel free to recommend any other areas you might think would be beneficial for my purpose.

Phase-8 Y-block prices are lesser than other blocks because Y-block is isolated. This block alone is other side of the ring road and surrounded by villages.
Phase-9 Town is good option for 10-Marla plot. Instead of going after files; it is advised to go for on ground plots.
I would suggest you to buy One Kanal plot in Phase-7. I think you can get One Kanal plot in Y & Z2 blocks around 75-Lac, you can check some other blocks as well with 2-3 dealers. I hope you understand there is no comparison between 10-Marla and One Kanal plot. Phase-7 few blocks possession is expected in 2014 and remaining blocks in 2015. Once possession is given; plot prices increase substantially without any doubt. If you dont buy right now and wait for 2015 that would not be a good choice. Punjab Govt has also planned knowledge city in Phase-7 which is located exactely between Y & Z blocks. If Punjab Govt starts work on this project then it will also boost Phase-7 prices. If you keep this plot for 3-4 years; I believe you can earn good profits.

Thanks for the input on Phase 8 Block Y. I was actually comparing 10 Marla to 1 kanal in this block Y. Usually 1 kanal is double the price of 10 Marla, but in Block Y they are only $20K apart.
I have Phase 7 knowledge city in my mind, but I might invest in after a year not now.
I am more inclined towards Phase 8 1 kanal (not in Y block but other blocks) as other posts suggest it will surpass Phase 5 in future or Phase 9 10 marla plot on ground.
