Fgeha projects - g-13 kashmir avenue high rise luxury apartments on main kashmir highway started. We had seen the significant price jumps in lifestyle residency g-13 across all the categories. Its been launched on 4 years installment plan and the per square feet cost is around 5200/- i think it will rise on the same trend that we had seen on life style residency. Good to go project for someone interested in apartments in the heart of the CBD

Location is awesome, ROI is expected to be better then Lifestyle Residency G13 due to location and size. Only two types of apartments and 3 towers in total. Work pave is good and secure project. Highly recommend.

Secondly,Sorry for late reply AQ Sir.Now my 2 cents on this project.

Pros:
1-The only apartments project on Main KH in Mauve Area so location is very prime.Otherwise,as per the masterplan of ISB,Mauve Areas are only reserved for construction of govt buildings.This project has been given a special approval.

2-Developer of this project enjoys very good repute and has the capacity to deliver the project well in time.Construction is going at a very good pace.

3-Only 2 types of apartments are available and all of them are allotted to BPS 18 and above officers.

4-Payment plan is very flexible that is spanned over 4 years.

5-Rates are very very reasonable.These are allotted to officers at Rs 5200/sqft only and are available at own in the market.Small private aprtment projects at far flung locations are much expensive these days.Private projects of similar scale in Islamabad are selling at more than double the prices in comparsion to the prices of these apartments.

6-When completed, rental value of these aprtments will be very good.

Cons:
1-These flats are not transferable at the moment and buying selling is done on stamp paper and buyers usually get a decree through the court.Cant comment on the legality of this process.

I personally feel that this project has the potential to give exceptional returns in medium term but again it is my evaluation and more learned members are also requested to share their analysis.

Good and comprehensive analysis by Falcon bro… Keep it up!!, can you please comment on the own in the market for both categories?

Khalid Sir thanks for ur kind words.Not updated on recent own figure but till last I know,own was 13 to 17 lacs for CAT-A and 5 to 8 lacs for CAT-B.

Kashif Sb CAT-A flats in lifestyle residency residency went upto as high as on 4.5 million own.Presently own for those flats is below 4 million.And location of Kasmir Avenue Aprtmwnts is far better so u can evaluate the potential.
