JKCHS (G-15 & F-15) Airport & Kashmir Highway Expansion

With the expected opening of the New Islamabad International Airport towards the end of 2016, CDA sectors G-15 and F-15 of Jammu Kashmir Cooperative Housing Society are finally showing signs of renewed interest mostly by genuine house makers but also by long term investors.

The news is that expansion of Kashmir Highway will be included in the airport project and Rs 1.2 billion are being allocated for it - according to Secretary Planning and Development Division Hassan Nawaz Tarar.

Once the expansion project is complete, JKCHS and Ministry of Interior society will be given direct one-way access onto this super highway that will go all the way to the new Islamabad International Airport. But JKCHS residents coming from JKCHS will reach Zone-1 in a flash. On the way back to JKCHA they will have to take aU turn from toll plaza to enter G-15, G-16 and F-15.

It is expected that these new developments will result in a big jump in price and rentals at JKCHS as well as G-16 possession areas due to advantage of location. These areas will be the natural choice for thousands of personnel whose employment will be at or around the new Airport. The surrounding areas which will include duty free shopping complexes, warehousing zone, hotels, commercial avenues etc.

At that time, the intersection of GT Road and Kashmir Highway will be practically the new 0-Point (being at the intersection of Zone-1, Zone-2, GT Road to Taxila and Saddar Road to Rawalpindi).

This is why those investors with foresight who understand the implications of these projects are now showing a renewed investor interest in G-15 and F-15. The new G-15 Markaz has now been given a massive underground parking and is showing a glittering new look.

So let's see what happens up to 2016 inshaAllah. But here is a news item to watch out for that will give you an indication of what is to come:

You are right Pk1, as a long term investor in JKCHS, I am beginning to get a little frustrated with the way things are almost at a standstill there. However, my guess is that it is a combination of points 2 and 3.

Prices are stagnant in G-16 as well as CDECHS also. Thats mostly because of that Rawat rumour and uncertainity around the airport access road. Then I think the present mangement has not done a great job in delivering to the allotees which is creating a negative air in the market. I know ppl who held their plots in F-16 for 3 years and have now sold them because there is no sign of development. Lets hope we begin to see some impetus from next year InshAllah.

Dear pk1 and syed sb jkchs location is very good and they developed g 15 but alas development standards are not good, we need a serious change in jkchs management good society is combination of dealers and management committee.

I agree with that Shah sb. This society needs a major change. I am keenly waiting for the next elections.

Well i was in the view so far that i have got profit on my plot of F-16/4 as prices have increased recently. Please verify the below details:

I bought 35*70 plot in march 2013 in 25.5 lac, plot# 181.

I know that the market price now is around 32lac.

Muhammab Sb, this is decent increase but I think the point here is rate of appreciation. Consider 2 examples.

Zone2: People who have bought plots in B17 in March 2013 - doubled their investment by now.

Zone5: People who bought plots in DHA 2 K, L, M, N (ex commoners) in March 2013 also doubled their investment

Zone5: People who bought plots in Bahria VIII in March 2013 doubled their investment

So looking at this boom all around, many would have expected better returns from JKCHS.

Dear Waqar, You are right about the increase in other areas. But actually no one knew that these prices will increase tremendously in mid of this year. Atleast i didnt.

I give u an example, i had a 7 marla plot in bahria safari valley which i kept for 2 years n then sold in december 2012 in 15 lac as prices were not increasing. Same plot value now is 47 lac.

I would say that it was my fault n lack of knowledge that i sold that plot at exactly and precisely the wrong time. But then also no one can exactly predict when the prices are going to jump.

I have another bahria awami villa 3 for which i have paid around 8 lac and now the market value is around 35 lac. I was fortunate that i kept it n didnt sell it.

Dear Muhammad - I am sorry i didnt mean that you made a mistake or anything. You are right nobody can really foresee an increase/boom like this.

I was just pointing out that I and many would have expected JKCHS to perform similar to other locations.

I am glad to know that you have managed to retain your awami villa.

You are right waqar, JKCHS deserves much better price increase. I think now its related to the start of construction work in F-16. Everybody is waiting for it, n price jump depends on that also. Lets hope it starts next year, then prices are bound to get double atleast.

So what is the future outlook and price prospects for jkchs?

There is the chance,of,access on Kashmir highway very soon inshaAllah and they will open second Gate on GT road. Plus of course opening of new airport and widening of Kashmir Highway.

Jkchs is still a very good bet by all means.

Pk1 I am not an expert but I would expect it to gain good benefit from access on Kashmir highway. Also as SyedAmjad pointed above - change in the management after elections may help as well.

I want to know this phenomenon better which Waqar elaborated on: First it was JKCHS which beat all the Brands in appreciation and now according to Waqar’s price analysis Multi and BT has badly beaten JCKHS despite it’s superb location. I was very wrong one year ago when i suggested on this forum exactly the opposite(to what happened) just because of it’s location! Talk of unpredictability!

Sinful bhai may be your prediction will come true after all. Many people believe that J.K.C.H.S and Interior are now ripe for a major jump early to mid next year (2014) inshaAllah. So lets see.

The purpose.of this thread is to start a discussion on g-15 and f-15 as we all together watch its prices next year.

JKCHS is loosing credibility because of less development standards as compared to B17 and not starting development in F16 and in zone 5. However new fateh jang airport and kashmir highway widening will increase prices definitely.

After the work start on Kashmir Highway Section 3, prices will increase in JK plus G-13 and G-14, toll plaza is also gone, Thanks God, Development can not be changed now but change in management for sure can help increase prices, and i am sure prices will rise again.

What is the status of land acquisition by jkchs in f16 specifically if any body can guide of 30×60 plots area of f16/3

Best location,best part of islamabad inefficient management,no sincerity with memebers,these are main reasons.But great potential.

Lot of you also discussed about profit so let me correct you the plot in 2011 7 marla was around 19 lakh and now it is above 60 lakh so you can get an idea but prices rises before boom in B 17.And F 16 price was 10 lakh in 3 and 4 in 2012 and it is double now.

Agree rashid huge price increase but managment should focus on development of f 15 remaining part and f 16 other wise rates will stuck here

It think it could be simply due to the fact that prices have peaked there and investors see little chance of gain their in the near future.
