Jinnah Gardens Islamabad Zone 2 vs Zone 5

Of jinnah gardens, phase 1,located in zone 5 of islamabad and f-17, located in zone 2 of islamabad, which is better option for building a house? How about water availability in both the areas? Security? Access? Any other relevant thing that you might want to share? Future prospect?

Dont know much about f-17 but its more cleaner and well planned than jinnah gardens ,management also better...also have advantage of being closer to new airport.

But can tell about jinnah gardens

water boring is successful by luck....on some plots people have done bore on 3,4 different locations but did not get water ....and in some parts water boring is successful...water by supply also came 1 hour daily but that too in some area streets ...security is not great as there is no boundry wall present...it is 2,3 kilometer away from expressway and it is 15 kilometer from faizabad..management is poor..no street lights...managment claiming that iesco has taken over electricity but only time will tell ,no cleaning arrngements are there...lot of garbage in empty plots...roads broken n not any trend to make them ok...koral chowk interchange is completed but after gulberg bridge upto sawan garden there is heavy traffic jam during office hours now a days but in f-17 u can use motorway as well.

On generic terms, zone-5 is going to challenge zone-2 in future!

Zone-2 (beyond the CDA’s jurisdiction: Meaning only up to sector 17s) is having mainly airport attraction.

No doubt that there will be a lot of traffic to airport and daily commutes but not as much as from Islamabad highway, housing DHAs, Emaars, BTs, Navel, Gulberg and numerous number of other societies after being signal free.

Zone-2 also has growing number of settlements but cannot become on par with zone-5 as of now!

Gulberg residential, if they have will to develop like Green, can prove much better than Jinnah Garden as Jinnah garden in a filthy mess and a master piece of dirty politics in society’s management structure!

Every new election proves worse than the prior one!

On a different note, if TC gets clearance from the law abiding agencies and if this Mugheeze guy has a will and talent for the proclaimed development standards, it could become a reference for the future investments.

Actually, I already own a 40x80 plot in Jinnah Gardens. It's located in 4A street. The location of the plot is v. Good in my opinion. My plot is only about 2 km away from Expressway - which I believe is not bad, given the plot is about 400 meters away from society's main entrance. I don't see any garbage etc. And roads are in good condition too. The only thing that concerns me is the availability of water. Can anyone confirm about availability of water in 4A street or nearby streets?

My faimly insists considering F-17 an option for a living. I personally like F-17 as well. But, unsure about water availability in the area. I have been told that the new airport got delayed because of unavailability of water in the area. Need to make an informed decision. Please share your observations and opinions. Thanks!

Well if u already have plot and yes its in proper jinnah so water is availble in ur street of supply ,as far as i think bore will also b successful but then u have to visit ur street urself and ask the neighbours.u will be using naval anchorage road and as naval is already making its interchange so it will also help.as its near the entrance so much cleaner as well.i dont know much about f-17 markets but if u live in jinnah u can use market of PWD which has each n every brand n u dont need to go to saddar fo shopping.bahria school n college already in naval so children can go there.

In F-17, as per my friend, kid's education problem is there!

Sadly a lot of rich but manner-less Afghan families are settled there and we know that they are herdy nature and grow fast in clusters!

In schools their kids are real problem, if you know what I mean!

I am sorry they are Muslim brothers but I don’t know why they do not educate their kids in the way they are supposed to?

Your kid will start slang language, in Afghani, in no time.

Plus you will have heavy truck traffic the moment you come out from the sector and that is a constant pain, year around!

AQ you are right coz one of my friends mentioned that Fateh Jung road will be expanded and used for cargo traffic to and from the new airport.

Yes, there is a plan even to by-pass Tarnol and Railway crossing further down, then take a route to the new airport while Kohat road to be made as double.

But how could we trust these empty headed ones?

They took all the money allocated for Pindi water dam projects, including the Dhadhoocha dam the DHA valley fame, and for the internal city road project silently to the orange train Lahore?

Ch. Nisaar is struggling for both good and bad:

Bad for MR on Pindi bypass and good for water huge schemes to Fateh Jang coupled with the airport water supply.

But we know He will be allowed only to some level to do good things looking into his popularity with in the country as NOON are sinking fast!

I have to say He has done wonders when it comes to the motherland.

The other day, I visited both Jinnah Gardens and F-17. I learnt from a couple of property dealers in F-17 that there was no water supply mechanism in the area and bore may or may not work. One of the dealers said that he never suffered from water shortage while the other confirmed that the bore didn't work for him. I checked that every house, whether built or under construction, had bore. Entring/Exiting F-17 felt a little challenging too - either pay Rs. 30 every time you need to enter/leave the society or use GT road, which may or may not be stress-free.

I then went to Jinnah Gardens. In street 4-A, where my faimly owns this plot, a number of houses are already built. I talked to a guy there, who has his house built next to our plot, and he confirmed that bore was not recommended but water is supplied regularly. He did not have bore in his house. Another house is in-construction, opposite to our plot - the labor confirmed that they did not have a bore. I guess, water supply is not much of a concern in Jinnah Gardens for now. I might start construction work there soon.I hope, it'd be a wise decision.

To bypass Tarnol what will be the route?from ISB side and from Taxila? And there will be a new railway crossing for that, you mean? So the heavy traffic won't pass in front of F 17? Please explain. Thanks

F-17 is far ahead of Jinnah Garden in terms of development and maintenance standards...

The Zone-II population is expanding and in coming few years, we will see more and more schools being opened...

I think BeaconHouse School is already functional in D-18.

The FatehJang Kohat Road will be expanded in future. Tarnol Interchange is also in the pipelines.... Things will take time, but certainly will improve.

Cannot compare well planned and quality sector like f-17 with Jinnah garden. The worse thing about jinnah garden is immense traffic flow and difficulty in approaching islmabad, from F-17 it will take about 20 minutes max what so ever traffic situation is. Roots is operational in D-18 for schooling which is only 2-5 min drive from f-17. I heard some one saying zone 2 is not peoper islamabd as if jinnah garden is proper islamabd?

Any idea if there would be an interchange for F 17, like DHA and Anchorage, when the Fateh Jung road becomes an express way?

If I remember correctly the Tarnol bypass will join Hamla (may be name spelling little different). From Hamla it will go two directions: New airport and to Kohat road. Now if F-17 benefits not clear yet!

But sadly dudes are taking silently all Pindi funds to orange train but the big one would at least spare something in order to inaugurate the airport!

I am keeping my fingers crossed as there are chances the smaller, better still, the dwarf one will take all to may be second or 3rd orange in Lahore.

The recent shifting of water projects funds for twin cities to Takhte Lahore is a small, but of course v. Painful, thing in comparison. Do we know where all the money of "Qarz utaro mulk sanwaro" is gone? And at least a million more bitter and worse examples. May Pakistan get rid of these stinking corrupt politicians (amen)!

Now that I’m ready to start construction work, what paper work do I require? I’m guessing I can’t start construction right away even if I am legit owner of the plot. Certain documents need vetting and a number of pre-requisites tasks have to be done. What are those tasks and documents? Can anyone provide a check list like thing?
