Is it every where or just Jinnah Garden where dealers are getting +50 thousands top on every deal.

Is this fix rate regardless of the deal value?

What will be cost of good location 7 marla plot in phase 1

I was about to get a good plot but was cheated by a friend who was property dealer, he dodged me with his trickery. It was me who wanted his advise on plot near natural lack in street 123 F with front and back open with price of 17 Lakh but that cunning guy…Depends how many dealers are involved,they pay 2 to 3 lakh bayana, get the plot, sell it to another on same bayna getting his money back with 50 thousand, then the next dealer will sell it on same terms, so its really very difficult to find the plot at true price. Honesty is a big issue, as i am with a limited budget with maximum 19 lakh that i can go, any area that you can advise that is best for investment with this budget for short term, Top city, gulshan sehat etc or you can advise me with your expert opinion as i am already not in mode for Jinnah Garden with so many crocodiles in pond.

My friend got 2xplots in Ginnah Garden about 2 months before at 1% dealer comission.How come these specific dealers are asking for 50,000 top money. Dont deal with such greedy dealers.

Very valid points there Waqar, its dog eat dog world brother hence why our country is run the way it is. Without corruption and cunningness our country cannot run a straight way other than this and it shows in our real estate business.

Unsure about Gulshan, uncertainty about Top City at the moment so maybe good time to buy now just wait as prices may come down a little whereas I would stick to Zone V for now as prices are likely to rise in places like Bahria and DHA and when they do, prices in surrounding rise also are likely to rise depending upon other factors. Try... Maybe Gulberg?

If you are investing for a bit longer time (2 years or above), DHA Valley is the best option. You can go for 4 marla commercial plot in 40-45 lakh which is expected to give a very good revenue in long run...

This practice is being done every where. A relative recently purchased a plot in Ghouri P-7. When we asked about the owner so we could give a cross cheque in his name, the dealer said "9 lakh ka cheque owner k naam ka" and "2.5 lakh ka cheque meray naam ka" bana dein.

All the dealers there quote the same rate. And you don't have any other means to contact the owners directly. So have to bear with it.

Don't raise these points and that we are like this, otherwise, people will start criticizing you that here lives FARISHTAS all over Pakistan. One should be straight forward and accept the ground realities, all most every one who you come across here is greedy for money and tries to collect as much as money he can in the shortest possible time through any wrong means.

What i think Mr. Khan, that when a dealer deals, he must refrain from using words like, i am your brother, friend etc instead be honest about that how is owner requesting and how much the dealer is getting out of the deal, instead, getting TOP and the the 1% percent commission, is far too much cruel and very much unjustified.

never knw what is happening, though dd nt like the dealing here after having experience of many European societies across the world.

I think they will legislate a law to regulate real estate brokers. But until then doctor sahab Pakistan is Pakistan. It cannot become Southampton. We have to love it or leave it.

And specially many dealers will do prayers on time become hajis but in business there words and postures show there true identity …

They never did on ground what they approved from CDA, every week new map in market, but good think about them is that there work is very fast, they give possession very fast and people are building their houses in no time, there rate are far below then naval anchorage and Gulberg etc as they are far away from the mail Islamabad expressway…

I think NOC of CDA is issued in the first (15) days of the month and cancelled in the last two weeks of the month due to change of management etc.

CDA must not allow a single inch of work if they have objection to any of the society. It is not only CDA, the whole departments LDA, RDA, KDA etc. Must get cleaned from bad sheep. Pray to Allah to put our public sector in the right path.
