Jinnah Garden Or Gulshan E Sehat

My budget is 17 lac. Kindly help in buying a property which will give better return within two years span. Currently I am looking at Jinnah Garden Phase 1 and Gulshan e Sehat Phase 1. In Jinnah Garden a 30x60 plot can be purchased in this budget while in Gulshan e Sehat 35x80 plot can be purchased from the same amount. Any other suggestions are most welcome.

Jinnah garden prices are not going up, location is good but i dont why the prices are not going up.

17 Lekh Options: In Zone-II: 3060 or 3570 in F-16 , CDECHS, ECHS D-18, AWT D-18 are better as compare to Gulshan e Sehat.

In Zone-5: 30*60 River Garden ,DHA Valley, Gulberg, Jinnah Garden

I personally would not recommend the societies you have mentioned especially Jinnah Garden, as prices have been stagnant for some time now.

In that type of budget, I personally would go for River Garden as it has better development. River Garden is pretty decent as development standards are pretty decent for zone v. However, im unsure whether a plot can be obtained in your budget,

In zone 5 you can potentially buy a couple of plots DHA Valley. You can also buy in Soan Garden or Bahria Phase 8 Ext, with increased budget buy in DHA Phase 2 Ext. But I feel you would be better off in zone 2.

There is a lot of scope in zone 2, you should explore AWT, FOECHS, PECHS, Mumtaz City, Top City, if you increase your budget a little you can also purchase a possession plot in CDECHS, development is by HRL so prices are bound to rise! There is a lot of potential for price increase in zone 2 as compared to zone 5.

In the societies I have mentioned, these are likely to increase in price in about 2-3 years. However, if you want excellent return on investment, then its recommended to keep for about 5-6 years until the societies gets fully built up!

In River Garden, there is issue of bad smell coming from slaughter house across the river, and most of the land is filled artificially as it was part of river in the past.

That's a valid point Sher Khan, but I thought the bad smell was from Soan River, which was supposed to be sorted now?

If you can increase your budget,(increase by 5-6 lakhs) you can perhaps buy in B-17 Multi - E block. Potentially gain good return on investment in 2-3 years.

Max. Possible increase in budget in 20 lacs. How wll this improve the situation, please comment.

Dear brother sher in above mentioned options i will recomend u gulshan e sehut as all services are avalible there almost 25 families are living there and as compared to jinnah garden u can get a better size with immediate possession gas electricity etc. However if u can arrange 20 lacs then also consider cabinet and top city both are good options in zone 2

Top City 1 10 marla plot would be a good option keeping in mind your budget and time span of 2-3 years.

Dear Syed sb, what is the expected rate of rise in gulshan e sehat in 1 to 2years period.

Also kindly comment on price of 30x60 plot in CDECHS

An issue with gulshan e sehat is that it is about 2.5 km away from fateh jhang road i.e. 2.5 km from main road which makes it very difficult to travel to the society after sunset.

Cdechs 7 marla possession plot price is around 22 lac no doubt gulshan e sehut location is not v good but in a cheaper options its a good option and there is a hope that it will increase minimum 50 percent prices with in one or 2 years

In your timescale, best cheap options within your budget are Top City and AWT. These are mostly likely to show profit InshaAllah within 2-3 years!
