Hello everyone… Can you please tell me about the process of buying a 5 Kanal plot in Islamabad Orchards through society? Kindly give me a comprehensive guidance… Will it cost 52 lac if paid in lump sum to the society as mentioned on their website? Please tell me about the future outlook for this project also… How much profit is expected in 1 year’s time?

Call them and visit them, you will be given allotment letter in 3-4 working days after paying them the full amount pay order. Possession is expected in Feb 2014 but not for all the plots. It is a very good location and plot prices are reasonable. The initial booking of 5 kanal plot was 4600000, which are now on profit and are selling on 65-80 Lacs total in market, prices vary according to location. Once fully developed it is going to be a very good locality and clean farm houses unlike CDA where farm houses are mis used and are not maintained without any state writ.
Plus they are organising a function on Jhang Bahatar site on 17-11-2013, you should visit to get an idea.
Dear junaid in installments its a good option but if u can pay lump sum amount then check some other options too as d 17 farm house is far better location already developed and almost kanal price is around 15 to 20 lac so 3 kanal farm house will be a good option location wise possession wise
@Junaid, right now the new booking is being done by MPCHS for farm houses. But you will have to wait for balloting and map to come out. Moreover, the land is not know as of now which would be used to allocate plots for Phase 2. In 1 year, its possession would ot be given because development is not started yet. So I assume that for Phase 1 profit would jump but not much for new booking plots.
Dear Ibrahim, Who is the builder for d-17 famrs? is it a privatey owned land or proper cda sector? Also what is their development standard?

D-17 Farm houses have some issue, NOC i guess. Plus pls visit www.mpchs.com, from there you can get the contact details, you may visit the society office situated in G-8 Markaz, Islamabad, give them the pay order and you can get the allotment letter with in a week, In the AGM on 17-11-2013, they will announce possession for these farm houses in Feb 2013, you must attend that AGM on site. Rates will increase, the initial booking farm houses price of which was 4600000 are on profit and are being traded in market for 75-80 Lacs total price, these farm houses once fully developed will be clean, without any ambiguities unlike CDA where every 2nd farm house is in litigation.

There are serious NOC problems for JKCHS and for D-17 farm houses there is no Sui gas. Many sellers in market but no buyer.
@ Luqman, where did you get that information from that JKCHS have NOC issues? JKCHS have given possession to most of its farmhouses, location is better and yet its fairly reasonable compared to spending in other places such as d-17!!
Luqman, you are rite about the NOC issue of Block A i.e Farm Houses from CDA, and Sheikh Abdul bhai, you can confirm it from CDA, i am aware of it from last 2 years.

JKCHS has no NOC. CDA issued multiple Public warnings so do not buy anything there.

5 Kanal cost around 6Mn
Concerns: Too far, Outside Islamabad Capital Territory. Development will take years, I guess.
Dear Luqman as you mentione in your post gulberg farm price now jump to 17 and 210 mn and i dont know why you said Extremely Expensive as there is nothing on ground and developer is Intelligence Bureau ECHS,open the google earh and you can see a b c block fully developed and go and visit them at site you will have better idea how they are doing,if you cant go there see it on goolge earth both gulberg green and residentia.Best thing is location in heart of islamabad all other socities are far away and still prices are skyhigh and here you have 4 5 and 10 kanal land.
JKCHS dont have any NOC for farm houses it was in nwes paper and you can check CDA website.

Any idea about the new upcoming booking for the next phase of 5 kanal farm house plots? If it is soon then I will wait for it or else try to get a file in the old/current booking.

but now there are some confusing reports as well that only residencia plots shall be offered and not Farm houses so lets see......
I talked with few most senior peoples in multi management and they said there will be no new booking for farm houses. But in market there is a news for new booking. Dont know who to trust.
