Islamabad fresh air & close to mountains - where to buy ?

Dear all,

I would like to know if someone could please advise on where to buy a plat of land reasonably close to islamabad that has fresh air and close to the mountains. The requirements are as follows:
Reasonably close to islamabad city (say no more than 30mins drive).
I love running, cycling and mountain activities. So somewhere close to mountains with very low air pollution would be ideal.
A minimum of 2 kanal in size.

I have not yet decided on budget.I am at the early stage f researching where to build.

Can anyone suggest where to buy?
Can anyone suggest real estate agent i can speak to?

Any advice/comments are greatly appreciated.

Bahria Enclave Islamabad.

Some where in Bani Gala or Bhara kahoo...

I think D-12 is also an option.

If you have no issues of funds, than I would suggest Golf City Bahria Town Islamabad.

F-6 and F-7.

There are good trails for hiking and cycling in F-6 and F-7 area. Bicycle track is also near Faisal Mosque.

Better to buy or build home close to that sectors and go there frequently.

Areas like D-12 has no security in the mountains. Trails are poorly built. Same is for the Banigala.

If you can manage above mentioned problems and have limited budget too, get land in Shah Allah Dita.

Bahria Golf city or in case of limited budget Bahria enclave.

Yes but Haseeb sb never mentioned budget and I assumed he has budget :-)

My point is that such activities can be done where there is appropriate security and a lot of people visit it.

E-7 if u have less budget Consider Shah Allah Ditta Planned area (C-12 not C-13).

Can anybody tell me what are the current prices in D-12?

I am witness to a recent deal in D-12/2, 60x90, Margalla facing. Offer was 3.50 but owner refused. Probably it would be done at 3.60-3.70.

Recently my friend bought 35x70 in D-12/1 for 1.46.

Golf City is undoubtedly the best option for those who can afford, and it will cost a substantial amount not only in terms of purchasing but also in daily living costs.

Pardesi sb how come you recommended Golf City? After all it is well outside the "sacred ICT" area! Seems like it is after all possible to have a high quality lifestyle outside the divine boundaries :)

BR Malik sb, C12 is developed and sold by a private developer with proper plotting, streets and some other facilities. The area, however, is not cleared by CDA and therefore, does not enjoy the status of other society managed sectors. You can check it on goggle earth. The place is most scenic and right inside the mountains. However, it's legal status and standing of the developer remains a big question. For adventurers, not a bad idea to build a country house on 6 million Kanal land and live independent life. Would be a gold mine once MA hits.

Mian sb, what is the status of its dispute with CDA, has it been resolved? Any progress on roads and streets development.

Wajeeh you are right. ICT is indeed the recommended option for investment or investment-cum-living because of the limited supply of land inside ICT limits.

They cannot expand Federal Capital limits indefinitely. So because of the finite availability of land, prices in ICT schemes especially CDA recognised sectors will explode in price once the existing options inside the ICT limits are populated and there are fewer or no further plots available.

These are the hard facts of life. However, personal preferences take into account many things such as mountains, serenity, fresh air, countryside atmosphere. I am personally a big fan of Bahria Gold City even though I cannot so far pour so much of my asset value into one single holding. Otherwise, in my personal preference Bahria Golf City is the best place to live in Pakistan if you can afford it.

the priority for me is to be close to hills/mountains and clean air. Once I've decided on location I'll look at what my budget should be and what size I can afford.

So in summary I'll look at the following in a bit more detail (Golf City I'll disregard as I have zero interest in Golf).

Haseeb bhai, I have no great interest in Golf either but I'm a big fan of Bahria Golf City for the same simple reason as you have cited in your post:

Hills, Mountain, Scenery, Greenery and Pure Fragrant air. Bahria Golf City is the most scenic place to live in Pakistan with the kind of amenities that you can only get in a top class modern locality.

I'm not promoting it because I own anything there. I don't. Out of my range for a single investment but the readymade Villas there are just fabulous even to look at let alone to own.
