I have been getting some information about a scheme named "islamabad farms" located at Adiyala road, around 25 km from Kutchary Rawalpindi. It contains plots of 4 Kanal and 6 Kanal. Does anyone have an idea what it is and if it is worth consideration especially from living point of view. Any help will be highly appreciated.
This scheme is between Chhwaraian village and Chountra on Adyala Road. Very very far and it is like living in a village.
Better than that you can buy raw village land at cheaper price and make your own personal farm there. This way, you will not even have to wait for so many years for development to start.

By the way Ahmed sahab what is the price over there for 4 kanal and 6 kanal?
Right now they are asking 12Lacs for 4 Kanal and 18 Lacs for 6 Kanal but this is till eid and after eid it will increase by Rs 50,000 per kanal. Also the development charges are Rs 3400 per Marla, in addition to the above price.

If the development standard is good then perhaps it will make sense to someone who is bent upon living on a spacious piece of land instead 35x70; 40x80 and even 50x90 at a much higher price.
But personally, I would be worried about things like security, children's schooling and access to commercial areas, hospitals etc.
Then there is the fuel cost element. But if the farm owner is growing a lot of vegetables on his land then perhaps he can make some sales and earn money to offset the additional fuel cost.
You should check what is the price of raw land in that area then make a final decision.
Sir its better if u invest ur money in any renowned brand…These type of brands take years and years to develop and in some cases these type of societies come out as fraud as well…Also growth is slower in these type of areas…
@PK1 Thanks to you I was able to find it on google maps. It is exactly 30 Kms from Pindi Saddar and roughly 25 Kms from Lalazar. Rs 3 Lac/Kanal seems cheap compared to the Rs. 10+ lac charged by MPCHS for their Islamabad Orchards scheme which is equally far from Islamabad as this one is from Pindi. Just a thought!
@Ahmed. Their office told me that it is 29 km from pindi katchehry and 25 km from chakri interchange. I intend physically visiting this and Mpchs sites after eid.
My concern is about the travel and general safety of the area. Any input from anyone will help. Thanks

This farmhouse scheme cannot compare with Mpchs farmhouse scheme.
-First, Multi is a big name with established reputation and well known development standard. The mpchs society has a very strong financial position as compared to others in the market. -Secondly, the drive to Multi farms is on the M-1 Motorway while four seasons drive in on Adyala Road going through many small villages with village traffic such as tractor trolleys on the road. It takes very little time to drive on the motorway and kashmir highway to reach Zero Point. -Thirdly, from Multi farms your children can go to the very best schools in Wah Cantt which is about 10kms away but from 4 seasons they will have to go to pindi every day. -The area of Multi farms is near urban civilization. On the opposite side of the Motorway from Multi Farmhouse Scheme is a very huge mega residential project of Wah Cantt known as New City, Wah. And another society called Sir Syed Society is touching Multi Farms. So the entire area is part of an urban locality with commercial centers, hospitals, schools etc.
The only advantage in 4 seasons farmhouse scheme is that it is cheaply priced. However, no one knows what kind of services the developers will provide after giving possession.

I think u will get from resale market.
Sir it is not a well known brand and it cannot be trusted so easily.Its better if you consider some other options aswell…and mpchs is a big name in real estate so this fram land cannot be compared with the one which u mentioned.
