Is It Right Time To Sell 35*70 Plot In E-16/3 Cabinet Division

I would appreciate if you can advise me if it's the right time to sell me 35*70 plot in E-16/3?

Any Comments Please Seniors ???

Does it have possession? Or will it have possession anytime soon? If you need the money, then it’s a different thing but where do you intend to transfer the investment?

It has the possession and I want to transfer in CDA sectors. Please suggest which CDA sectors are best for Future Investment?

In that budget (I assume around 3 million) it is very hard to find possession plot in CDA except I-16. I-11/2 also has possession but they might be slightly expensive for this budget. You have a possession plot so I would suggest you buy another possession plot rather than giving it away for non possession plots. I would suggest you to go for B17 C or E block which have possession or check DHA Phase 2 (Not sure about the rates, Saadi bhai might help you with DHA).

Another option is I-12, which is a very good option but it has to be developed by CDA. However, CDA has full possession of the sector.

I am willing to top up the amount by 2 million and go for 35*70 in I-14? bacause it is developed sector and people have started building their houses but as you suggested I-12 Can you please advice Which would be better option I-12 or I-14 ?

I’m not sure if I-14 has possession. If it does then that’s a good option. Al though the location is not great but it will be fine in a few years time.

Zia Sb, i don't think it is right time to sell in Cabinet devision since we are getting confirmation of Gas meters installed & residents are using gas ever since they got meters. Tarnol Phattak expansion is in full swing along side Maryam Arcade which is one major commercial project in E-16/2 is also developing on fast pace.

I heard someone on forum claiming that Society have got fund for boundary wall + Street lights So I think you must hold your plot for another 2 years for maximum returns.

I-14 has possession. Many houses have also been constructed in I-14. However, I-15 has not been developed.

I-16 is also developed and is fully in possession. I-16 is a beautiful sector with good landscape.

Cda I-12 is not suitable for investment as there is no possession and who ones when there will be one. Location is also not justifiable and is close to kachi abaadi of I-ll and the I makes it a low profile for good returns. Just being close to NUST does not make it any better. And never ever go for I-11 unless everything is resolved there.

In your budget you cannot get anything good in zone 1 not even 3 marla plot so better try in zone 5 like DHA 2. You need to have a budget of atleast 6 million to get something decent here.

Which sector with 6 million in Zone 1?

G-13, g-14, d-12, i-10 but all will be small plots like 4 marla or maybe if you are lucky 5 marla. You will get possession plots here except for G-14/1,2,3.

I am not sure but maybe you can get a 20*40= 800 sq.ft size plot in G-11/2 but G-11/2 has low resale value compared against g-11/1 but g-11/1 is expensive than g-11/2.

I-14,15,16 are cda sectors but location is very isolated so i would say no to them.

G-15 (zone 2) also has very good investment prospects. You can get a 30*60 plot here. Best sub-sector is G-15/2 and try to look for a zone 1 facing plot.

nowadays dealers are asking more than the true market value of any plot so it is very difficult to get a plot at its true price, then again you do not have a choice as prices are increasing so in coming time it will be more expensive than it is now.

If you dont have an urgency to sell - it would be best to hold it for a few months. Things are shaping up really nicely for CDECHS E-16/E-17.

1) Tarnol Phatak expansion - would be ready in 1-2 months max now - and CDECHS is the direct benefeciary (first housing society after tarnol phatak crossing)

2) Gas availability in society now

3) Under ground Electrification (started)

4) Boundary wall and street lights (planned - but some members did confirm that the budget is allocated)

Looking at these factors we should see more construction activity - especially #1 is really going to cut down on commute time. This would also make it more attractive if it is only few minutes from G-15 which is double the price.

Rest it is your decision. Do share the price of your plot.
