Do you think it is a sector for posh people and what sector will be the best, what is the price for approx 1 Kanal?
Dear Zabak, BE-1 is developing with a good pace and if this continues, it will surely be address of elites due to its excellent development standards, close proximity to Islamabad and facilities. However you must consider this for long term investment only as there is still a way to go before it gets populated.

And rough idea of 1 Kanal?
I think 1 kanal is 1.3 to 1.5 crore and 10-marla around 70 lacs in sector A (possession area) and 60 lacs in sector C1 (possession expected soon), other sectors with possession later on 10-marla could be close to 50 lacs as well.
My question is that these prices seem pretty high from an investor's point of view and any significant rise could be only once it gets populated which will be years away and price gain will be slow and smaller amounts. If one wants to buy in order to live there then it's a different story. Although in the non-developed sectors where possession is at least a few years away, a 10-marla plot can probably make around 20 lacs profit in those few years (but think of inflation and risk as well … Malik Riaz is only getting older)
Musafar Bro, you have quoted prices for below average plots. I think in sector C1 the prices of good plot are in the range of 65+.
Regarding price appreciation, currently it is in the range of 7 lacs per Marla for near possession sectors. Given its beautiful location and close proximity to Islamabad, price appreciation could be higher.
There is a great potential in BE for long term investment given Zone-1 will be completely out of reach of a normal investor. BE is well positioned to close the gap.

1-Enclave -1 (8 Marla Plot) approx. Cost 40 lac
2-Phase-8 RWP ( 01 Kanal Plot) Sector F prices are less than 5 million
3-Bahria Garden City Islamabad ( 10 Marla Plot Zone 8) good location 45 lac
4-Bahria Garden City Islamabad (08 Marla 2 plots Zone 6)
Can you please guide which can be good option or any other option you recommends.

8 Marla Plot in Sector G BE-1 (Approx 40 LAC)
5 Marla Plot in Phase 8 (approx 20-25 LAC)
Option 2
5 Marla Plot in Sector H BE-1 (Approx 30 LAC)
10 Marla plot in Sector D,E,F1 and F2, H in Phase 8 (Approx 40 LAC)
Option 3
- 10 Marla in sector F BE-1 (Approx 60 LAC)
I have limited information of Bahria Garden city, therefore it is better to get advise from experts

Why have you limited yourself to Bahria only? Any special reason?
Why not somewhere in DHA and Zone 2?
I think you should seek help about all options from experts. I am sure they will help you a lot.
But there ia one problem, experts are not very active in Ramazan.
DHA-2 (K,L,M,N)is a good option but requires a bit of hard work to find a good plot as the terrain is uneven and each plot has to be seen on the ground to check if it is really worth the price demanded.
Additionally the development of the commercial Markaz seems to be slow...

Both Sector G and O are good for 8 Marla in BE-1. G is flat terrain while O is a bit hilly area. Better option is to go for G as terrain if flat and thus less risky.
For 10 Marla both sector C1 and F are good. C1 is near possession. F will take time to get possession (around a year) but once developed it will be the most expensive sector being the highest point of BE-1 and will give superb view of the surroundings.
If you don't want to build a house in 1 year time i suggest you go for F.

I think 10 Marla in F block would range from 56 to 65 LACs depending on the location.
I have not come across Kanal plot price in F sector so no idea about it
Kanal plot in C block ranges from 14 M and goes all the way till 18m depending on the location and number of installments paid.
