as per my experience, the reason for supressed capital gains in bahria town is its dealers who make their cut in every deal, ts cut or top is continuously eating the profit of common investors n bahria market. Whereas in many other societies, lets say gulberg, its traditional to may agreement between two parties on a biyana & such practices help investors avoid profit cut or top. The result is even B block in gulberg residencia is not completely developed yet but its cutting 7 marla plot file is trading above 7 millions.

Well said AQ sab if you want in big mall then Dmall and Zita-1 are best options and other hand CDA check something in I-8 which is best for rental income.B-17 is good but canβt compare with GT road commercials especially around Dha and Bahria area.GG and D-12 are good for future as it will take time to populate.

Thank you all for such thorough replies and honest opinions. What Iβm able to gather is that CDA generally is a safer option where even if your homework isnβt upto the mark you would be alright but in societies you need to up your game and only invest where the demand exists.
D-12 is one of the best options currently, one of our relatives is working there, they build a house and then sell it usually with a margin of 50lacs. Our priority is rent so that formula isnβt suitable for us, however, had our budget been more then definitely would have gone for the solo commercial option there.
I personally like GG but the problem is that for now commercial is in over supply, also we already have some investment there and I feel with the expansion of Expressway Gulberg will face more stiff competition from other societies down the road.
I think itβll come down to either Zeta mall or the one adjacent to the head office of Enclave. Could you guys kindly shed some light on the Enclave option?

AQ Sahib, Yes i am agreed that there are certain commercial areas in Clownβs Town and those are the hottest and i have seen such commercial around the populated ares in Phase-7 that have been constructed 8 years ago and still you can not see a single human to get it occupied for rentβ¦ It is just because the Clown has provided commercials every where like the Over supply of Turnips and Cauliflower in the winter seasonβ¦

GG solid enough. Yes on paper and by the look of it commercial seems to be in oversupply but hardly any of possessed commercial that is not occupied more than 50% (atlest) and growing. I was of same view and oversupplied and devalued Commercial but recent visits and few rent outs have changed my view towards it.
The selling point for Gulberg is itβs distance and access to 0-point. Those who canβt afford or missed the CDA train (E, F, Gs) have GG not that far and significantly less on pricing.
The area around it have massive Abadi and likes of Airport Housing, Ghouri, Naval etc. etc. none of that is on par with GG commercials. Yes for now itβs not optimal but is gaining traction each passing day.
BE is best for living. For people to travel to brands there is not as ideal and accesible and for GG. Civic Zone looks solid but itβs placement (as sort of Markaz) in BE is questionable and not ideal

is gulberg green commercial offices around 1 crore a good option for rental and appreciations. Lot of new companies are moving from blue area to their. many big softwares houses has already setup their offices in gulberg greens. Lot of populated societies are already around Gulberg so If one person has a total all in all investment of 1 crore he should invest in gulberg office commercials or not?
Gulberg Green is good option for commercial as it good location.I did not visit since two years in GG but according to my dealer GG will be second Blue area in future.You must visit I-8 markaz which is one of best option for rental income.
