I am getting close to retiring. I would appreciate if someone can advice me on what will be the best place to invest in Islamabad for immediate cash flow? Especially buying residential vs commercial estate. My budget is around 35 mil.

Hi hassan sab, What i suggest is to invest your 35 mil in buying a house and renting it out which will for sure give you immediate cash flow :).

Now days best investment opportunities i know is bahria town, g-10, f-10, g-9.

With rs 3.5 crore, you have a number of options. My advice is to look for 2 items. One residential and one commercial.

For residential you can buy a 40x80 size 2 or 3 portion house including basement in jkchs g-15/f-15. This will give you very reasonable rental income without too much headache.

For the commercial option, you can look for a shop in f-15 markaz or in f-17.

This way you will hedge your investment as well as your cashflow.

If anyone here has any experience with rental property, please share. I am specially interested in issues like tenant not paying and/or not vacating the property. Does cda or law enforcement help in case there is a "qabza" on the house/shop?

Legal contract issues about private property has to be interpreted by courts and applied by police.Nobody can take your proprty legally as long as you made a good contract from a lawyer.
But legal issues takes time.In every investment there is risk.However you can mitigate that risk by leasing your property to reliable people with family,they have good financial backgoround,preferbly govt job and guarrantee from a third party etc.Keep some advance money also.
If are investing 3.5 crors so you should make arrangemnt for propery management too.

I have been witnessing the rental market of islamabad for the last 8 years, and upto this time, i have not seen/ heard any such news of qabza from any source. So, i would say rental business in islamabad is very safe unless you rent your property to some mafia. I hope this will help.

I would suggest you could buy one commercial piece of land in f-1/g-15 markaz, build a plaza on it and then sell it. With 3.5 crore you could do it all i am guessing. Renting our property is a headache and takes centuries to get what you invested. Ofcourse you will have the property there for you any time you need it but for immediate return in real-estate there is no better options than playing commercial!
