Finally i short listed three options by visiting places in the islamabad/pindi and discussion with people to invest 25 to 30 lac in the following areas:
1. B-17
2. Bahria phase 8
3. Jinnah garden
I have a investment plan of 1 year, can anybody tell me which option could give me maximum benefits after 1 year?
Suggestions are appreciated.

For 1 year it has to be B 17 , out of the three mentioned above…
1 year is a very short time, but i think DHA is the safest investment
I would advise to go for Faisal Town for one year investment. As FT will get possession in Block A in one year, so, you can get good return.

Bahria phase 8 is a gamble and the future seems blurred to me because of what Malik Riaz is going through …

Jinnah garden phase 1 is ok and many people are living there . About 500 homes are built and lot are under construction. I recently purchased a plot there for personal home making on which im going to start work soon.
Negative on this scheme which is have noted is all plots are not leveled, roads are in depression then u suddenly find hight ,no boundry wall exist around the society,few gaurds are present on main gate and on dua chowk gate ,village cattle graze easy in streets,although electricity is under ground but electricity wires are lying in streets ,electricity poles on main roads are few and no bulb glow in nights,polythenes bags are lying in empty plots which show that no proper cleanless arrangement there.distance of islamabad and rawalpindi is also a consideration.they were making a bridge on railway track but stay order have been given and not more work on bridge and bridge has started detoriating.they have not carpeted the road which is going to highway through haveli side due to some reasons. If u enter from dua chowk then u find university road on which plot prices are on higher sides more than 30 lac i.e in streets 180-188 except thoes plots which are very close to grid station and in streets 200-203 but in streets 204-213 u have to properly investigate as some streets dont have gas lines and some dont have water lines.if u enter from naval side street 17 and 18 are of 7 marla but the rates will be more than 30 lac same is the case with streets 31-49 ,only thoes plot will be in less price which are near to railway line b/c of continuous noise of trains .streets 59-69 are ok but not heavaly populated yet and in less price but again u have to see the plot status.
1 year time frame is less and none of the above can give huge returns but u can check i-12, 5 marla if u can get then that can be useful than all these.

Any other society better than Jinnah garden on the expressway?
If you want to build a house and enjoy living then Bahria Town phase 8 is the best place as i myself living here for almost 3 years. You should visit it as it is maintained really well.

After 5-10 years this area is going to be the best area.
Adnan bahi you are 100% right. I always mention in my comments that’s after 5 to 10 years phase 8 is one of the best place to live in Rawalpindi. It’s a huge piece of land which will flourish by the time as no one can find same standard of maintenance in any other society. Best time to buy specialy for living.

100% agreed with your thoughts. But the problem is phase 8 location is too far away from the main entrance gate i.e GT Road. It took you almost 15 min to reach there on car. I'm talking about the people having no convince.Will they walk or wait for someone to pick? Does Bahria provide any shuttle service?
It has a shuttle service. But it’s a must to have your own car if you are living in DHA, Bhahria or even b-17. And it only takes 5 mins for me to reach GT road.
If u want to buy for ur own home in jinnah garden then try to find out some level plot in streets 200-205 or in streets 180-188 as these areas are near dua chowk from where u can reach highway easily and once carpeting of road done through haveli side or sawan side then highway will be 2-3 km with smooth drive but at present nothing is going on to carpet the road.
I bought a plot in street 65 some 2 months back in 28 lac as i have own vehicle so i did not consider the distance of plot from entrance.
There is some dispute b/w Jinnah garden management and tooba corporation about ownership of some streets plot so be careful when u buy in some street make sure that it is not disputed street.
Future wise management is lazy to properly organize things so i don’t think that they will care too much about managing facilities with passage of time.
At present boring is successful i have seen many people doing boring and getting successfully water but once fully populated then underground water can b an issue as it is on same level as of sawan garden and in sawan garden underground water is an issue.
I have talked to some dealers who are saying that process of doing electrical connection wires underground with agreement with wapda is ongoing but when that will become reality one can’t say.i have find an electrician installing DPs in street 1 who was claiming that they are doing work on electrical wires and when all DPs will be installed then there will be no need of wires lying on streets.
At present society is providing water through tube wells (4 in number) from some river twice a day. One dealer was saying that Jinnah has so much water that they are also supplying it to korang town and Pakistan town.
One bank allied bank is working in Jinnah and one school allied school is there but every facility school, bazaars, restaurants, banks is present in sawan or pwd just opposite to Jinnah garden
On highway there are few socities which are fully populated with all facilities like pwd,sawan garden,river garden,korang town,pakistan town but rate will be around minimum 35 lac for 30*60 plot in them.
if u want to go for unauthorize scheme then location of ghauri town is better or u can conisder airport housing society.
If u are not in hurry to make home then u can consider gulberg although gulberg management is focusing gulberg farm houses and not doing much work in residencia.But with ur budget u can get developed possassinable plot in sector F of gulberg and can start construction but to live there with all facilities u have to wait atleast 3 years.u can get even 10 marla developed in sector V or L in this amount but possession is not available and to reach there circular avenue is not completed .distance wise if u travel on highway from karal chowk it will be 6-7 km to reach Jinnah garden and same is the case of gulberg residencia it is some 6 km away from highway.
At present gulberg is not livable so im making home for 5 years at least in Jinnah garden and once gulberg developed I will sale out or rent out Jinnah garden home and will shift to gulberg.
Im not sure about expansion of highway from karal chowk upto rawat that it will happen so easily in future but work is ongoing on faizabad bridge after which 3 signals of highway i.e sohan signal,khana pull signal and karal chowk signal will be removed and atleast 10 min can be saved when u travel b/w karal chowk and faizabad
