Please advise on best options of short or medium term investment in islamabad, pindi or peshawar, etc. Options such as slightly old houses or buildings who are generating rent in cda sectors are also welcomed.
Commercial property is doing really well in Islamabad these days. As for Peshawar, the DHA seems quite promising. For the CDA Sectors, local experts can guide you better.

It depends upon your budget. Many options in commercials and residencials exists. Low and medium budget includes:
Sector I-16, 15, 14 and E-12
Gulberg, BT and BE
CDA shops in class 3 and Markaz.

In CDA, VIP- F sector, you can buy a one Kanal old house almost at the plot cost...5 to 5.5 crores, renovate it and you can put on $ rent to CPEC Chinese or any other NGO. Renovation might cost you 1 additional crore.
In Pindi bahria 1-6 commercial civic center used to be the best one but now on water shortage, bahria phase 8 hot places are gaining momentum such as overseas blocks. Here you can buy a full plaza for rent income or get a 4 marla commercial, build it and put on rent & if you sell it after building the plaza, you can have minimum 1.5 crore profit after having deducted 12% services cost of the builder. This can happen in just 20 months if rains are not abnormal in the area. But it has to be in hot places of phase-8. Some commercials in phase-8, people lost millions and still losing!
If you are after rental income then stay away from new developments as new townships might increase on plot prices but take 20 plus years to give appropriate rental worth.
Gulberg green a farm house is also good for rental income in your budget.
Remember, sir, if you get something just built up property, it is good for your family only but if you decide to build something you are Blessed in providing Rizq to numerous families such as carpenters, masons, electricians.....Allah Puts Baraka as you are selected for that noble work.
You never fail in getting lucrative returns once completed, rented or sold.
Part of investment is good in putting hyper markets malls but not all of the investment as twin cities are in active earth quake zone and any 6 plus scale, Allah Forbid, plate movements can damage tall buildings but if you have your own plaza plot, you can at least rebuild it.
Now it is best time to jump in construction as govt is encouraging builders with fringe benefits.
As I said a good reputable builder will charge you 12% of the construction price, distinct from the plot cost.

I am not a dealer. Just free lancer to assist friends with my little knowledge.
You need to see visit places and decide but CDA, an old F sector one Kanal old house will cost you at least 5.5 crore. Plus cost of renovation separate.
Hot commercials a 4 marla will cost you at least 3 crores plus construction cost for 6 story plaza, total budget may touch 5.5 crores!
But as I said profit will be at least 1.25 to 1.5 crores if you sell. But in hot places of bahria where renters will approach you even during structure.
CDA small sub sector commercials are also good but you need to go field and see on ground stuff.
If you can spend 1 crore 25 lacs to buy a full hall at1st floor of a built plaza where rent will be at least 65,000 per month, I can accommodate you in my own project in bahria in hottest commercial.
But we are constructors, not dealers!
If you get a commercial, we can build it for you at 12% of the construction cost, In Shaa Allah.

1) You have 50 millions & in future you have already some income to support these 50 millions.
let's calculate the formula.
1) get one Industrial 4 kanal plot jalozo camp near Peshawar. Government recently awarded 4 kanal plots for 4 millions on instalment. Get one directly and indirectly plot there for investment or for future production set up. Initial development has done and one of my friend thinking to set up bottled water plant there.
Now let us go straight from Peshawar and ride on FWO CONTROLLED motorway and head to Islamabad.
2) Buy one 4 kanal FECHS ORCHARDS farm house plot with possession for 12 millions.
3) Buy 10 Marla commercial plot in B-17 block G Markaz for 12 to 13 millions and the rest you will pay in instalments. Work on Markaz development has started there.
Now let us go straight to the city of Clown, Malik Riaz.
4) search best located plot in Bahria Phase 8 hub commercial 5 marla plot and grab it for maximum 15 millions.
Here the future rise in plot price is not much expected but you can start construction on day 1st and can expect rent almost equal to CDA sectors commercials.
If any of the single property in the above mentioned locations jumped,
You will get rent of sector F of CDA in one go.
Go for this whole investment and wait for couple of years.
The rest everything is in hands of omnipotent.

Respected AQ sahb AoA, hope you are doing well, sir I had been searching for an old demolishable house in F-10 for even 6 crores at a good location and is impossible to find. Price of a duplix 1 kanal ranges from 6.5 (so so location, really old house) to 7 (good location, still an old house) and even 8.5 for a renovated one.
Just FYI no such house for 5.5 in those VIP F sectors anymore. It was back 2 years ago when i found one for 5.25, single storey and old but now prices have gone up.
Btw, I am starting to think of Turkey again :)

Sir, by this time, you would very well be knowing that usually I post my own experience or my very close buddy's experience regarding property matters.
6 month b4 I was in contact with one owner of a 1 kanal old house in F 10 and he was demanding 6.15 crores a double story old house. I was confident that he could go down to 5.50-5.75 crores.
I could not opt for it but his house was gone within few days later. I am not very sure but I think he sold to our minister Shibly Faraz or at least was in communist with him. Shibly Faraz is in construction bzness mainly in capital. There was minor cracks in ground floor wall, too, as per the owner.
Yes Turkey is shining but is marked with high RED. Lira can fluctuate dangerously as the whole world is against Mr. Tayyab.
I was much interested to invest but With The Blessing Of Allah, I got connected within Pakistan n so far so good, Alhamdolillah.
I think property prices on rise and if govt good steps stay, money will find its way into real estate in near future.

I spoke generally regarding Gulberg green farm houses.
These farm houses reached 10 crores for a 10 kanal plot. You may opt for a 2 kanal plot which is in your budget and make a farm house for rental income. These houses have special architectural design and renters are rich people. Also companies take for their executives. The good thing about these houses is that they are at door of Islamabad IB is taking the development serious not like gulberg residentia.
Near to Islamabad, there are two good locations to build and put on rent: CDA Park enclave and gulberg green.
There are so many other but on second priority and away from capital and security issues with them, too.
My 2 cents, sir, ask other experts also as I am just a student here learning from the learned forumers.
