I need your help regarding the investment of 2.5 million in islamabad/rawalpindi and surrounding areas. It is hard earned income and i want good return on income too. I need your opinion on buying a plot in wah (new city phase 2) or buying a plot in e-17/ f-17? Alternatively, you can suggest some other options keeping in mind the budget restrictions. Moreover, i want something existing o ground. I prefer not to buy files that do not exist on ground. Your help will be much appreciated.

I think you can't find anything good in E-17 or F-17 in this budget.
New city phase2 not a bad option and you can consider second option B-17 E block and i hope you can find 30x60 good location around markaz.

You can buy a good location 10 Marla plot with possession in A,B,C blocks of Wapda Town, Islamabad. For investment, D block is preferred, where development process is continued. The society has its own Motorway Interchange on M-1 and is just 10 minutes drive away from Kashmir Highway, golra round about.
@Yasir-2: Just to keep records straight, Wapda have no direct interchange on M1. The interchange is at AWT and Wapda is going to have access to M1 interchange through AWT. Secondly, it is not 10 minutes away from Golra round today. Even after completion of KH upgrade and new interchange at Golra round about, the drive time will not be less than 20 minutes. Sorry for disappointing

Agreed with Respected Nadeem Sahab, RIGHT ON THE MONEY, BT Phase 8 as JDM advised,RHS 1 Kanal may be an option but need due deligence, as its price is brokers controlled these days but may turn out to be gold mine.
Phase-8 is very reasonable and offers the most value for the money for all type of buyers. Everything else is over-inflated already.
F-17 is out of your budget... In F-17 (MPCHS) u need around 50 lacs for 30x60 plot....
New City is doing well in the market in terms of development and delivery.. Standard is also not bad at all....
B-17 E Block developed plot of size 30x60 is not a bad option if you can keep it for 3 years....
In addition to that you can explore on ground plots in Gandhara City, Shalimar Town, F-17 (T&T)...

@Malik Majeed: I didn't say that Wapda Town has direct access to interchange. I just mentioned that its society's own interchange on M-1 which is not wrong. The interchange is owned by three societies Wapda Town, AWT and ECHS. D block of wapda town is just a few minutes drive away from AWT / Sangjani interchange. Secondly, a 20 minutes drive on KH and motorway till Golra round about, which is hassle free route , is still not disappointing.
Lastly, i support the suggestions of other members who are recommending Bahria Phase-8, F-17, Gandhara City, B-17 etc. All are excellent opportunities in zone-2.

According Your Mention Budget I'll Recommended you New city Phase these blocks , Block A Extension that is very close Next to Old Block A .Try to Purchase a plot in Major Road of Block A . It is around 26-28 Lac .
Other Blocks are E,M,L and I where you bought plot of 5 Marla .
And For Long Term Investment you should go with E-16 / E-17 sectors . Thank you
