Investment in zeta 1 or bt8 for 11 million

Where should i invest rs 11 million

1- shop in zeta one mall
2- plot in bt8 or dha3

Or should i take any other route for a short term of 2 to 3 years.

Commercial Dha-2 D mall or go Gulberg Green Skypark one for good rental in future.

Investment in plots are much better option so go to Dha-3 sector A or B which are developed and in possession.

Skypark one could have rental as D mall ?

As per population in surrounding Skypark one does not looks as better as D mall ?

Gulberg has overall too many commercials.

We can't compare Dmall with SkyPark one as i said in future once it populated.Dmall is almost ready and start glass installation and aluminium work in future there is plan bridge between Giga and Dmall,location as you know Dha-2 and front of Dha-3 if you compare price Dmall with sky park one or Zeta-1 almost same but Dmall is 75% complete other side sky park one three floor completed and Zeta-1 just started basement if price is same then Dmall still good option.

I heard a lot of hue and cry on this forum and elsewhere but lately has died down

Dmall, giga mall , zeta are one of the disastrous investment.
Once they get populated , they kick out shop owners or put too many CAM charges or blackmail you with new and fuzzy rules...

On the other hand , you are owner of your plot. So better decisin would be buy a plot...

Dear gurus I don’t how come so much of commercials in the vicinity of DHA2 will perform in future…like Giga Mall and its upcomming extension,Dmall,Zeta one,Granna projects and phase 8 commercials etc…kindly shed light on this issue, will there be saturation? Do this area really need commercials in such big quantity in future as well.

These malls will eventually cater to the population adjacent to them. If people can get all the brands at their doorstep they won't travel further. For example, residents in DHA2,5 would avoid travelling to the Centaurus now as they have Giga at their doorsteps.

The main problem is that they cater to a smaller chunk of the population who could easily spend 30 40 thousand on a single mall trip for food, clothes, etc.

Kashif Ehsan sb, Good question. I have same question with regard to societies. There are so many societies offering thousands of plots in twin cities. Is this much demand in reality or one person is buying 4-5 plots just for investment and all?

Experts, Abdul Qayyum sb, Nadeem sb, Isloo1, Imtiaz sb, please respond to Kashif Ehsan sb’s query. I have similar query on too many societies in twin cities giving hundreds and thousands of residential and commercial plots options. How would you see this saturation? Is this much commercial and residential really required?

The residential population is increasing substantially around Giga & Dmall area, it will be one of the best location for commercial in near future, on one side almost populated DHA2, and the other side DHA 5 and DHA 3 getting populated, Huge Bahria town and Saraj housing etc in the same area.
Then don’t forget Pindi crowd, they will have 100s of commercial but still Giga and D MALL will be every one choice due to all in one option under one roof and this type of malls now getting in trend rather old styles of markets.

Now Giga started mega residential project by the name of Goldcrest behind Giga mall, I feel the area will get more and more in demand in coming area.

These mega malls have a comprehensive and well thought feasibilities before they get materialized. Gigantic resources utilized in making these malls and things get done and calculated on corporate levels.
Just think of this:
I am living in DHA-2 and as per my little knowledge most of DHA-2 residents visit giga mall at least once in a month...just think if only 1500 residents out of 1000s living in DHA-2, spend only 10,000 per month only in carrefour...it amounts to 1.5 billions rupees per month...that is only in one entity...think of other 20s in the mall on all floors and eateries!
Now families from the whole city also visit particularly on weekends.
In Imtiaz mall, we hesitate to go only on rush and parking problems.
DHA-2 is housing some 8,000 plots..and Zaraj..and bahrias and societies on the Islamabad highway....the bzness of these mega malls goes in double digit billions figures.
Bahria phase-8 is city inside the city and expanding like anything. Some places are lean on return but it is just matter of few years b4 its commercials will start returning.
Investments in places is good but the best practice should be...get profit...sell it and go other places where a commercial could be made on plot, you will own the whole thing.
