Investment In WAPDA Town, Islamabad

Dear fellows,

Though there are previous forums where WAPDA Town is discussed but they are locked now by the administrators. So I have to start a new question. Kindly tell me the cost of 10 Marla plots in WAPDA Town. I need to verify the quotes of my property dealer. Is it a reliable society to invest? What about development standards, if someone has visited it recently. Lastly, would there be any impact of Margalla Avenue on this society?

I bought a plot there 2 to 3 months ago in Block B, plot which I bought was a bit cheap compared to other plots cuz it’s Khadda plot (in future I want to build a basement) so it suits my needs… I paid 12 lakh including transfer, now that plot is for 13.5lakh. I still need to pay 5 instalment after every 3 months, each instalment is only 10 thousand rupees. It’s a 10 marla plot. Possession has granted in Block B . Very soon prices will raise once people will start to build house in block B. Now prices in block B starts from 14 to 15 lakh for 10 marla. This is what I had been told a week ago. Other blocks doesn’t have possession yet but if you want to buy for investment purpose I would say go for it. It’s a beautiful society, I have been there.

They have given the possession for A block as well…if you’re looking to keep the plot for few years before constructing than D block is good and the rates are cheap as well…

In A block there is NO possession , I went there a week ago.

tender for D and E block for construction ...can a price hike be expected and Mr. Ajmal any residential construction started there yet in B or C block???

Yeah c block has also gotten possession, residential construction has not started yet but it will very soon, 9 owners in block B applied to build a house. They will be granted permission soon. Inshallah prices will definitely raise, it’s very affordable at the moment.

I personally will never recommend Wapda Town, DHA valley is much better option in this price range. Prices are stagnant in Wapda town from past many years plus it is not liquid, you will not be able to sell it on cash as no demand in market.

I agree but i got stuck almost 8 years ago …but dont u think now airport and all that will drive the prices up and more demand???

It’s true that prices in wapda town haven’t really raised much but very soon it will, possession has granted in block b and c , airport is a definite attraction which will increase prices.

Won't there be any effect on prices after opening of AWT interchange and if work speeds up on Margalla Avenue, though wapda town is bit far from GT Road, but i guess there should be some price hike after margalla avenue is open. I am looking for investment purpose only at the moment.

10 marla is around 8 to 10 lacs and yes after interchange it should go up

The main issue of wapda town , awt, echs is the approach road. I don’t know why all these three together develop an approach like bahria town and naval anchorage. Echs and awt if you see on map they can easily develop road along the entrance od D-17 . Wapda town and pindi housing should take access from B-17 otherwise sangjani enterance is not good and don’t encourage people to build houses. See how much old pindi housing and how much developed
