Can the property experts please advise about the future prospects of buying a 5 Marla plot in G-14/1 Islamabad? And how much should be an average price of 5 Marla plot in G-14/1? Thanks
Any advice please. As I’ve been told about a few plots but just want to understand some future prospects before investing my hard earned money.

Sir it will take years and years to get developed…No development is expected in near future.
Future is good. You can benchmark future rates with G-14/4. Good option if u can wait minimum 5 years. After start of development work minimum 3 years required for completion. No sigh of start of work in near future. 5 Marla 25*50 plots not exists in G-14/1,2,3.

G-14/1 is not acceptable at all…My view point is that it will take atleast five to seven years to just acquire the land and another 3 to four years for development…@MIAN SB THERE IS A BIG DIFFERENCE BETWEEN THE STATUS OF G-14/4 AND REST OF THE SUB SECTORS AND IT WLL TAKE YEARS AND YEARS BY THE REST OF SUB SECTORS TO COME UPTO THAT LEVEL…
Yes I agree with Saadi, G14/1 is too risky as your investment will be bound there. This area is 75% occupied by unauthorized houses and people are living there for many years. G14/3 has very few houses but CDA could not get possession to that sector then how 75% populated sector could be vacate so easily. CDA has no money to pay them. It will take many years.
So what are current prices of those sizes mentioned by mian saab?

@Saadi, Mian, Haseeb - So instead of G-14/1, will you recommend Bahria phase 8 or any other sector /society.
Bahria Encalve, I-14-15 Engineers Society are better options.

I’m confused now. Seriously some dealers are saying that there is no best place for investment other than G-14/1 while others are recommending Bahria and DHA. I do agree with you guys (Amjad, Saadi) that G-14/1 will take a longer time to be developed but then I don’t understand why are prices rising there day by day. What are your recommendations about 7 marla plot in PECHS M block as some dealers are saying that its price will rise by 100% once the new airport becomes operational by the end of 2014 or more likely 2015. PECHS is good investment. It has potential. And most impotant thing is that the land is in possession of society. You will get your plot in less then one year time.
G-14-1/2/3 is a good investment, but long term, B-17 is another good option, plus Bahria Phase 8 Safari Valley ( Only developed plots not files) is very good investment.
Sir main thing is that when airport will get operational??Who can give you surety about its opening in 2015??
This airport is almost 80% complete. Work is going on in full swing. So if it is not operational in 2014, then ok in 2015, it will be operational. Then what would be the value of this area. Airport will sure operational in one or two years maximum/ after that all societies near to airport will be very expensive. So if someone buy now, he will get maximum benefit that time. And by the way, who can tell us with surety that the airport will not be operational ? this type of wrong information only spread by some dealers to divert people's mind.
Sir can you please tell us that what has been constructed and what has been left to construct???Many such deadlines have already passed and we have already seen the performance there.For ur kind info date has been extended to 2015 officially and now it is heard that its opening might go upto 2016…

Up to now, the official dates are june 2014. But we can expect some delay and 2015 is possible but it will not delay further to 2016. And what you expect the prices after two years in this area?
