Investment in dhai phase 4 (ex phase 1 extn)

Is investment in dhai phase 4 (ex phase 1 extn)for 1 kanal a good option or 10 marla . If yes ,at wat price and how long for good return?Also please let me know about development status and timeframe for possession?

For investment, smaller plots are more promising.

Solid real estate investment is mostly not short term. You would perhaps need to hold your investment for a year and a half. Possession in DHA Phase 4 might take a couple of years, no solid information available in this regard.

At the moment, DHA Islamabad's main focus is on Phase 4, so you shouldn't really worry about it.

I don't see any spike in demand in the near future. Prices are pretty saturated there.

As for development work, it is going with a rather nice pace. They're developing along the Swan River, which might turn out to be their commercial.

All in all, A safe investment with good prospects - no short term return.

Lol. I see what you're trying to do :)

I mean if DHA1 sector E is worth 1.3 crore, I can't see how DHA 4 Sector A (in present state) can so much as even touch 70 lacs. At least the roads would have to be tarmac for the sector to show genuine demand.

Actually DHA is enjoying the high grounds of price increase bcz of the failures of BAHRIA in pindi/Islamabad.

DHA 1 extension is in depression compared to proper dha phase 1 and also phase 8 bahria.

SO a sudden jump up to or bet 50-70 bet different sectors ,can be understood by comparing Lahore dha market with it.I mean in Lahore DHA represents a SYMBOL OF STATUS,a place for secure investment, and a tension free living compared to rest of the societies in Lahore.IN PINDI/ISLAMABAD dha was not that worth,but bcz of delays in bahria projects and CDA delays in developments it emerged as a new golden investor destination

.BUT the bigger question will be ,what if bahria returns back with the same old fast tract possession based development and timed delivery of its projects??

ALSO DHA 4 cannot run that high,bcz it still need many years to become a population based reality(5-10 years).

Second is .its parallel bahria phase 8 sectors(a,b,c,and business district,h etc)are fully developed and getting in home construction activities ,but still dha 4 prices nearing phase 8 is ironic and compel us to think for a while before investing in dha 4.HOPE get correction in views if wrong. And Bahria Zaraj and Emaar are going to give DHA a very tough time in near future. DHA 1 has shown no town-planning skills. DHA will have to up the ante here.

I'm still not sure how and why DHA 1 Extension was rotting away at 20 lacs per file 3 years ago and now all this hype? Beacuse of what? a few bulldozers? meh...
