Investment in DHA Phase 1 Islamabad

Can you please tell how is investment in 1 kanal plot approx 1.5 crore for mid to long term in islamabad dha phase 1. Don't like dha phase 2 and not secure about bahria town. Thanks!

Brother why don't you like DHA Phase II? If you're looking to only invest (i.e. Not live there in the long term), Phase II is likely to offer you greater returns at the end of the day. Prices are far from peaking in Phase II, which means they WILL rise with the passage of time. The same cannot be said for Phase I for too long now.

Also look into Gulberg Islamabad. Same sort of location and good price growth and demand. In my humble opinion these are good options, but certainty belongs only to the Creator. :)

You are not confident about about Bahria Town? Buddy Bahria Town and DHA are the most secured and high ROI generating societies.

Investment in the DHA phase1 is not likely to give you big returns so its better to invest in DHA 2 and bahria phase 8 with the same amount that will give you good returns in future.

Like IS said, if you’re only looking to get good return, it shouldn’t matter if you like DHA 2 or not. It will surpass DHA 1 pretty soon, and that should be enough for your satisfaction.

What option and advice you have for myself who is holding a DHAI-2 extension plot since 2006. Its K block file (not commoners town) and I have paid 6 lakh development charges as well. If there is any good news or merging option available like Bahria is giving for BE-2 file holders?

Alrana no good news of merging for dha2 ext. If you have file with development charges of 6 lacs in K block its current M.V would be around 22 lacs without dev. Charges paid and around 28 lacs with dev. Charges paid.

If you can wait for another 5 years or more it will give good returns

Agree with Arshad bahi that Dha phase2 ext is very long term investment.

I am holding this file since last 9 years so another 5-6 years is not an issue. However I want to evaluate selling it at 28 (if thats current value) and pool in another 30/35 lacs to get into proper DHA 2 plot and probably that will bring some better returns. This particular file was purchased at 22 lacs in 2006, but at that time $ was like 60 Rs. :((

AlRana i think it is best to sell and add in more funds and get something in DHA 2 proper which will give good return. Almost 1-1.5 years back this 22 lacs file was selling in at around 26 lacs so it has decreased. 22 lacs is also the max. Price i am quoting and it maybe possible you may not be able to sell above 20 lacs (am talking about files with no dev. Charges paid).

5 years is minimum time but it may take something close to 8-10 years as well because the area is very large and DHA is very slow in delivering results.

As you have paid the development charges, if all, i do not think you can get 28 lacs from it but something less because files with no development charges paid are prefered over paid files simply because one can get it for cheap.

If you plan to sell and add in more funds i think you can get something in DHA 2 M block. My suggestion is buy something with possession and do not go for non possession plot in DHA.

Non possession is also good for investment but if you can buy something with possession then why bother for something with non possession and never fall prey for cheap investment. Remember buying something good will always give good returns but that good will carry a high price tag. Never compromise on location and always get a good location plot where ever you look for

Whats price in DHA 2 . 1 kanal in good area ?

I myself live in DHA1 and no doubt its excellent place to live. Relatively better security , Excellent neighborhood people are mostly educated , Good environment for childeren ,Roots School is near but it has its own cons as well. Load shedding occurs wheras in bahria load shedding is less , Similarly gas load shedding etc

It really depends upon the personal choice what you compromise as for my case i opted for the DHA1 because of the walking distance of Roots School.

Bahria is secure you cant compare security wise Bahria is equally good as DHA both have different pros and cons.It only depend upon your personal choice.

Hmm the prices are pretty on the higher side, i mean too high esp. In A-H blocks. Either DHA 2 A-H is gaining momentum or its just the sellers asking for what it is not worth now. I mean 170 is too much even for a corner or blvd. Should be around 150+ i think and for a normal or avg plot i think shouldnt be above 130 in A-H blocks

Sir a boulevard is just sold in market for 170…Plots near rond about are being sold for 175 to 210 lacs…Avg plot is 130 approx and these are the prices at which selling purchasing is going on.
