Please suggest me whether or not to invest in bahria enclave phase 2. Also advise to invest for short term or longer term?
It is good long term investment. It is like gambling for short term investment in BE-2.

Don't you think that price tag of around 4M(5 Marla plot) is too much , even for long term??Will it give good return at the end of 3-4 years.?
Bahria always use delay tactics when it come to possesion like in case of BE1 people are waiting for pocession.
All dues clear 5 marla is around 30 lacs at the moment, so, when possession to those will be given in coming few years, prices will be improve substantially, so in this way the prices of BE-2 will also improve as it would be on installments.

I have also heard that BE would compete D-12 in future. The rates in D-12 are very high as price of 5 marla is around 8 million.
You are right Hameed Bro. It will be a nice place to live in coming few years, if every thing went ok.
If you ignore the current crises created by the greed, BE-2 is a good long term investment (3-4 years). If someone picks a couple of files right now at the lowest rates and keeps till fully paid then it will give unmatched return.
