Best time to buy DHA Multan or Gujranwala files ...
You will have result in short term inshaAllah.
But for files, you have to have a different mental state. You should be ready for mercury type fluctuation. Perhaps at some stage you will see a downward trend; another stage a sudden spike.
File investors cannot afford to panic. The secret is to try and buy as close as possible to the lowest point and sell at or at or near one of the peaks - depending on how many years' investment you want. And remember, there will be more than one peak. One peak at launch, then at the start of development works, then at possession etc. You should plan your off-load at one of these peaks. When you have done that, you should sell on the up because when it slides down froom the peak, it can come down crashing.
This happened in DHA-8 files in Lahore during 2003-5. At one stage we saw the file price rising from 27 lacs to 80 lacs in less than one year. Then it dropped out of the sky like a stone- back to 29-30.
In Multan, I think the current price are bottom prices and we will see some peaks next year when DHA is officially launched inshaAllah.
Just a silly question… Can we sale/purchase DHA Multan/Gujranwala files while sitting in Islamabad? Do we have to go to Multan/Gujranwala at any point?
Junaid that's actually a very good question. You need to go there for transfer of file but you can do the rest with property dealers in Lahore or Islamabad. They have their own files and of clients.
Thanks a lot Pk1… I think DHA’s rules might be a bit strict like CDA regarding the presence of buyer/seller. However, in other private societies, it is very important for the seller to be present before the official authority but buyer’s presence is not that stressed upon, dealers can buy files for their clients and then send it to them via courier.

@Pk1, I was contemplating for some time to buy file in DHA Multan. But i am told there is no gurantee the land file will be balloted for phase 1 and you might have to wait for phase 2 or may be phase 3. I was advised to wait for launch. The other concern was the price at launch, if its around 45 then no benefit buying at this time?? as development charges would be around 17-20lakhs. Please advise
If you buy a file of Raipur or Ghit Braber then it will be in Phase 1 Insha’Allah.
@Pk1, is there any way one can buy file of DHA Multan or Gujranwala without actually going to Multan n Gujranwala? Can’t it be done in Islamabad office ? I am an ill person and can’t travel at all to another city. Just asking so that I cross these ventures if it’s not possible for me.
If you know and trust someone in Multan/Gujranwala, they can sign on your behalf. They will transfer the file in your name if you show a medical certificate of inability to travel or passport/visa copies to show that you are living abroad. But they will not handover the allocation letter in your name to anyone else - only you. At some point you can travel to collect original allocation/transfer letter in your name.
