Investment and buying advise in islamabad

Dear experts/members

Salam alikum,

Buying:

I am planning to send my family back to pakistan from uae as it is getting difficult to live in with each passing day. I have about 1 crore and 25 lacs in hand. I need your opinions on buying a (with in a 1 crore) 5-6 marla double storey (i intend to put one storey on rent) house in any good area having:
1) good schools nearby
2) public transport
3) basic necessities

I have been advised by some colleagues of mine that gauri town is a good place for a family to live in. I have no clue as i don't know pros and cons of living in gauri town. Any suggestion? Any other area that can be within my budget?

Investment:

I intend to invest 25 lac for a short term (1-3 years) in any where in islamabad. Please do mention approx return over investment within the said time period.

P.S: i am being extra cautious, being victim of dha city lahore, been 7 years and still haven't gotten any plots from them.

Wa alaikum salam, G-10, G-13, I-10 can be a good choice. Basic amenities like schools, transportation, grocery are available. As well as very near to centre of the city.

Ghauri town i heard is not legal. Yes currently people are living there without any problem but you never know about future.

So why not put your money in something legal so you or your kids won't face any problem.

Sir never ever think about living in Ghouri Town for your family coming from abroad.... Not a safe place.... Very congested place..... Never recommended...

I would suggest to buy a house in Bahria Town... There your family would safe and secure with all facilities available...

If distance factor is not an issue for you,then surely bahria phase 8 is the best in this budget and if you have some time to build a house yourself,then you can also consider to buy a 5 marla plot in dha 2…

Why don't you rent first then make a decision, like test driving a car before buying it?

Amenities wise Bahria is the best thus far.

I hv my own house for sale in cbr town islamabad…ground portion could be rented for 20-22k p.m…nearby localities bahria phase 5, pwd town, soan garden…society is secured, no water issues, almost 70% populated, underground eleftricity, price is almost final 1.10crore…no commission…house is solid construction with 16 plillars

and in which blocks are 5 Marla available?

Under developed is phase 5 F block 5 marla and price is 37 to 43 lacs aprox..

Never ever think about ghauri town, such a bad place…khota rehra culture still exists in ghauri town… Apart from this, qabza mafia may very active. Overall community and living condition are pathetic, it never suits u and your family who came from abroad… Within your budget and requirement , go for I.9 , I.10, G.13 and buy a 5 marla plot in behria enclave within 30 lac will be a better investment inshalah for u.

Muhammad bhai, since your consideration is proximity to educational institutions, access to public transport as well as rent potential, the appropriate choice will be G-15. You should be able to afford a 8-10 marla double story house in this budget. The place is in Islamabad and near Rawalpindi as well. Planned Metro public transport which will go to new airport is also not far. And good universities are in 5-6 km radius.

Ghouri Town is not a good place for living as seniors said.In this amount go to Bharia phase 8 or safari valley which is best place for living with all basic facilities.

CDA some of sectors are good but not in your budget.

Another option can be G-15 Zarkon Heights. You can buy 2 flats in your budget.
