I want to invest 65 lakh in lahore, my preference is southern loop of lahore for example raiwind road side.
I have short listed few options . Please guide which one is best option for 3 to 4 years investment.
1) sui gas phase 2 - 1 kanal 2 plots.
2) lake city lahore - 1 kanal 1 plot or 10 marla and 5 marla option in lake city.
Any other option please guide.

In recent times, the value of big brands has been increasing. This is why I will suggest Bahria Orchards.
Any good project on the southern loop of LRR is bound to jump. DHA has taken huge undue advantage and remained un-contested because sharifs delayed southern loop, perhaps under pressure. But it can not be kept in freezer forever, and whenever it comes thru, DHA will loose big time to Bahria and others on the south.
So guys, dig deep and be ready for the next wave that will make southern societies fly high.
Brother Isloo, DHA own future in Lahore is relying Southern Loop of LRR... Notably Phase-9(biggest of all DHA) & DHA City (EME).
Why DHA will put pressure to keep LRR in freezer.
Shoaib bro, southern loop will give level field to all contestants and competition will be on quality of development. That’s why I wrote about DHA’s “un-contested” position because LRR-north’s design gave exclusive advantage to otherwise land-locked DHA. Don’t you find it suspicious that LRR-north didn’t even touch ferozepur road?
DHA 8 is rising like anything. Bahria Town Lahore with development and population is at the same price as DHA8 which still does not have possession.
I like southern side too as it is near Motorway and Multan road and direct access to canal road, but somehow people prefer DHA name in Lahore.
Pardesi, the same goes for rwp/isl where once it was impossible to convince anyone that anything could beat DHA. But now you see how Bahria has dwarfed DHA and made them lick dust.
Bahria Lahore only suffers from access, once LRR-south is completed, it will take off like Boing-747.

But again i guess, Raiwind Road socieites will get atleast 50% booster with that new Alternate Raiwind Road Route under construction. I guess you are right, looks like shariifs have been denied to construct LRR-SL by a Sharif with stick... That might be the reason they are doing this alternate route in order to put some sort of compensation to properties over here... Atleast now they will have better connection with the City via Shaukat Khanum Chowk>> Canal etc.
But Big Question is when LRR will be made ?? because connectivity of Raiwind Side with Cantonment/Main DHA/Airport etc remains in shambles.
Shoaib, looking at the bigger picture, that is reduced demand amidst Karachi situation getting better and increased supply (DHA new phases, LDA city, Bahria, Fizaia, Lake city, etc.), the LRR-SL will not be able to give 50% boost to raiwind road societies immediately. You will have to wait for another wave on demand side to expect price rise.
Second, we must not forget govt's tightening control over black money that has been the lifeline for real estate sector in this land of pure.

Your point has weight, but is it really like that ? i mean is the price rise is only demand driven ? i agree its one of the prime factor for it. Yet still its not the only one...
Property has been recently raised in this area. E.g. I bought Kanal plot in Lake City, M-2 in Feb2015 in 53 lacs and now its almost 73lacs. What caused this 30+% rise in less than an year ? As far as investment point of view (particulary for overseas like me) dont you think presence of LRR-SL would prove to be nice big magnet of all these societies ? It might turn into MainDHA-SUI-1orStateLife-1 like equation... ?? Here all of it would come in close vicinity of Bahria
Shoaib, I don’t deny the fact that Lahore, being a metropolitan city and large urban center in a vastly rural and rich Punjab will remain in demand among genuine house builders/owners. But what creates hype is the speculative investment due to certain “factors” such as migration, currency devaluation, etc. We see none of it happening right now, so the only factor that will rule is genuine demand, which is always slow and steady. Road/transport infrastructure will bring other projects at par with DHA, just as metro has impacted LDA city and others along ferozepur road.

Last question is when would one can expect the start of LRR ? I mean you said that it cant be hold for too long ? If this "too long" bracket will stretch upt 5-7 years more ? then dont you think that properties in this areas would be greatly undermined in the coming future ??

Few ppl argued that govt want to spend more money on populated and low income areas, and existing LRR-NL being not that much used as it was expected to be, so govt embarking on low cost-more benefit kind projects int his area like Alternate Raiwind Road Route. My argument is although this alternate road will provide a quicker access to johar town, canal and areas ahead of it. But still there is no proper resolution to areas like Main DHA, Cantt and airport etc. I was just thinking that even if this LRR-SL is too costly, still there are options to deal with. What about the possibility that for now there would be a simple dual carriageway(2lane each side) on the very same route for proposed LRR-SL. That will connect ADDA Plot thru halloki gardens to ferozepur road gajjumatta and then move on fwd to join existing LRR at SUI-1. It ll provide 80% of the benefits of full fledge LRR-SL as for now in a very low cost and even after 5-7 yrs or even more time, when there would be enough need or funds available the very same road can be upgraded to expressway(with interchanges, bridges etc).
Unfortunately right now if someone wanna go to cantt area from Raiwind side, there is no easy & short access. Its either from ShaukatKhanum>Canal>Mall or through main city. Both are long and busy enough. Also this important part of city(Cantt&MainDHA) cant b ignored, like giving arguments that ppl would go once in a while there from here etc...
If someone could share his views/ideas, it would be beneficial for all to understand the exact pros and cons of investment in this area in coming future.
Shoaib, I do not have inside info about LRR-SL, all I hear is talk of the street, and it is that govt is not able to finalize route bcoze of tug-of-war between interest groups and has no money to fund it either. When I say it can't be held for long, is based on the fact that sharifs always win votes from road infrastructure. So close to elections they will deliver LRR-SL for sure.

If the award of LRR southern loop does not happen in next six months then this project will loose priority with the current govt due to political implications. This may be shelved for at least till next elections. Minimum completion time is 2 years Delay of six month will take it beyond election 2018. So govt priority would be to invest on something where they can reap political gains.
