In bahria Phase-8, in Safari valley, you can get a small commercial exactly at what you have, may be a little less, in Usman or Abu Bakkar block. You can make a shop & a Studeo at top and put it on rent.
Population is increasing Evey day which passes by & your commercial will appreciate as well.
As per the current prices, you will need about 25-30 Lacs for both floors. Shop will have a shower room, too, in this budget.
Do not go for any commercial in veerana societies as commercials need good residencies around & veerana townships need decades before any commercial gets value on resale or on rental potential.
