Which areas in islamabad have best rental yield? Please suggest both commercial and residential areas. Budget is around 20 million. Thanks

If rental yield is the primary concern than go for:

- Satellite Town (RWP) - Block B, C, D, F - 5 Marla

May be Askaris too

- CDA - G-10/11/13/14, I-9/10 (5 Marla) I-14/4 (7+ Marla) Streets with Gas

- Bahria Enclave - Sector B/G/H/N (8+ Marla)

Minimum yield for 20 million should be 80K/month

I believe commercial properties have more rental returns. Can someone please suggest some good commercial areas with highest ROI?

If it is commercial, apart from Imtiaz sb advice which is good one, explore DHA-2 Jinnah boulivard front plazas get a hall and banks or famous outlets will get it on rent at lucrative income.
In bahria phase-8, overseas block, get a Hall in any offered plaza ( overseas-5 is best).
You can buy basement, ground floor and 1st floor hall/offices. The ROI will be very good.
In CDA, Markaz to be selected as big boys most likely to rent whereas in sub-commerciald, small parties will rent and problems may be expected.
In any plaza avoid any commercial hall/office higher than 1st floor as ROI may drop.
Flat at higher floors with lift not bad as residentials prefer cleaner environment in flats.
Gulberg green, so far flats preferable as occupants would take for commuting facility to capital but shops needs good residency around which will take time.
Phase-8, bzness square will get famous as Pearl continental is coming plus bahria main office will be there but will take longer time for rental but property appreciation is written on stone....but wait is there!

Your target should be minimum 6% rental income and decent capital gain over years with hassle free tenant handling. For this, I would suggest large commercials and malls with those are ready or near completion. The project MUST have a strong and professional property management group that handles maintenance and contracts professionally. Not a typical property dealer who is interested only in buy/sell/ rental commission.

Target area, DHAs, Bahria Town, Bahria Enclave, and similar societies in zone 4, 5 or 2.

Can any one suggest some good projects in CDA sectors which are near to completion??
