Aoa, need advice from the experts here. I'm an overseas pakistani and currently looking to but 1 or possibly 2 plots in the range of 6m to 12m rupees. I'm totally newbie to this and have little or no knowledge of markets and projects. I see bahria and dha as big names but don't know which one is safe bet.
I'm open to buy in karachi, islamabad or lahore.
Investment will be long term, 4-5 years or more
Please advice what markets, projects are safe and better than others. When i say safe i mean someone will not claim or qabza it like it happens in pakistan.
I plan to visit the projects after short listing them.

Overseas pakistani should go to safe investment.
1:BTK 250 or 500 sq yds plots with number blow P-22.
2:Dha City Karachi.
3:Dha phase2 K to Q blocks.

You can buy an old small house in proper CDA sector like G-7, I-9, I-10 etc. In Islamabad. I think that would be safe also as you are newbie and overseas so better stay away from plots. Just rent out the house.

BTK - By P you meant precincts? Also you recommend buying in existing allotted sector or in new ones, like sports city, etc. I also see a lot of speculation about BTK based on cases, allotment issues, etc. However at the same time many people recommend it as well.
DHA City - How is it compared to BTK? Value, appreciation, timing wise.
DHA Phase 2 - where's that and is the instalment option available?

I think house is big headache for overseas.Safe and with possession plots are better option because easy and any time can sell.

Nadeem bhai you are right plots are better but a house in cda sector is much safer for overseas.
Big headache is one needs to be updated about market if dealing in plots and that for price appreciation.
regarding qabza if you hire to government employees there is no question of qabza at all as the tenant will be that government ministry. And they pay advance rent for the whole year.

Amounts I mentioned are for the value of properties, don't have that much money in my pocket :)
So instalments options is what I'm looking for, can make the down payments for the plot(s).

Buying on instalments and wanting it to be safe and secure is very difficult; as you only get files on instalments and they are never safe and secure in this land of the pure

My own humble opinion brother, if you're looking to buy in instalments then you'll get a file and I don't think that there is any categories of files (like allotted, not allotted etc). A file is essentially a promise by a developer that they'll give you a plot. Unfortunately there is not a single developer in this country (including government, military or private) that is trust-worthy, that at least I would trust their promise to any degree.
My advice will be to get whatever you can afford with possession only. If you can not afford anything in real estate, look elsewhere for investment or business but don't give your hard-earned money to any of these unscrupulous developers to fund their lavish life styles. Rest Allah knows better, and I pray for your success and prosperity
