Investment advice 5 marla, 10 marla or kanal

From investment point of view, should we buy 5 marla, 10 marla or kanal plots?

Usually 5 marla is expensive (two 5 marlas they are expensive than a 10 marla plot)

Similarly 10 marla is expensive (two 10 marla are expensive than 1 kanal plot)

2ndly, corner + park facing or corner + main boulevard which one is better?

The idea is to get maximum benefit.

Depends on scheme to scheme. But generally the rule is that since 5 marla price is low, there is high demand for it which results in volatile prices...goes up quickly and down as well (if the society development isn't going well). But generally people make good money on 5 marla if they buy multiple files in a good scheme like DHA.

Also, Kanal plot is also good for investment as it also has high demand - mainly due to status symbol issue in Pakistan everyone prefers to have a Kanal plot, due to which its demand is always there despite having the highest price.

So compared to 5 marla and Kanal, 10 marla is not preferred from investment point of view. For actual living and construction of a house, 10 marla is an ideal space for a house for small to medium family. That's why once a society is fully developed, 10 marla demand and prices are preferred for living.

Regarding your other query, corner plot is definitely preferred over all others and the premium you pay is justified as your corner plot will always be sold at a higher price than normal ones and the best thing with them is that they are easily sold (its buyers are always high) even when there are not many buyers for the society.

If I were you, I would definitely go for the first option…corner+Park - an ideal combination.

Another question coming to my mind, lets say if 5 marla plot price is 15 lac with 15% for corner and facing park total 17,25,000.

For 2 plots it will be 34,50,000 while Kanal plot is 36 Lac.

Then should we buy kanal or two 5 marla with prime location?

Abid, in my opinion, usually a 5 marla gives you the best returns within 5 years of range, then 10 marla takes charge and at a later stage 1 Kanal is the winner. If you are in for short term-5M, if its for medium term-10M and for the longer term 1 kanal.

Your other question regarding corner or boulevard. Go for a boulevard. There will be so many corner plots in a given neighborhood but only a handful boulevard plots--supply & demand combined with connivance.

Boulevard should be preferred for investment. Even for living purposes a park facing plot is an awe. You rarely see them maintained in real life unless its DHA or Bahria. An unmaintained park with children playing cricket is worse than having a non-category plot.
