Asim Sb , It depends on your plan . For rental value yes flat can give you more rent as compared to villa . But you have to calculate some other factors for example building structure have lifetime , say 50 years for a good structure , after 50 years your flat will have almost 0% structure value. On the other side , structure of villa will also depreciate but at the same time land cost will increase , so at the end of 50 years you can sell your house at high price as compared to apartment.

The main attraction for buying a flat is the location i.e. It is most likely to be very close to the centre of that society/block etc. Hence all the shops etc will be close by compared to a house. If the building housing the flat is maintained well then the life time can be much greater then 50 years. There are flats in London that are over 150 years old!. You should consider the reputation of the builder and the management of the building before making a decision but generally something in DHA/Bahria should be of a good standard.

Investing in real estate is itself a best investment but the thing you should care about is growth rate

of that particular area.

It depends where you are buying a Apartment. The trend say if you buy a apartment in karachi you will have manifolds of return but in Lahore and Islamabad with exemptions of some localities people avoid living or investing in these cities as the culture of living in Houses is still intact .The land prices are cheaper here as compared to Karachi.

In karachi people are forced to opt for flats as affording a house is expensive option.
