Interested To Buy Plot Down Payment 2 To 3 Lac

I am interested to buy plot with down payment 2 to 3 lac, with installment around 30k to 40k per months. Anyone can suggest a good options?

Hi Haseeb,

Where do you want to buy such a plot? I mean in which city?

No such scheme currently in Islamabad/Rawalpindi.

Brother Hasseb as you looks me a new comer, so please act on my advice, be very careful about your investment.

Booking a property is -popular way of purchasing it.This method is usually limited to office space, apartments or houses in gated communities, which are booked before they are constructed. The buyer secures the property by making a down payment and then paying monthly installments thereafter; the developer uses these payments to fund the construction

Brother Haseeb

Although this seems like an ideal and fairly straightforward method, it only works out if the builder/developer follows construction regulations, avoids violations while work is in process and fulfills all legal obligations.

Here are a few precautions to take before signing on the dotted line:

  1. It is advisable to book properties only with reputable developers and builders; check up on previous or on-going projects to assess the quality of work (planning, construction, finishing etc).

2.It is not recommended to buy property in projects that have been re-launched after being stalled; it is likely that the builder is trying to recover the losses that have been incurred due to the delay, and does not intend to complete the project.

3.Before investing, do a reconnaissance of similar properties in the areal compare prices, quality and facilities offered to ensure you are getting the best deal.

4.Steer clear of projects that seem too good to be true- such as those that offer property below the prevailing market price. These usually turn out to be fraudulent schemes.

5.Ask for a copy of the NOC issued to the builder from the concerned authorities.

6.Find out about hidden clauses as well as additional payments that may be required such as late payment surcharges, as well as hidden charges that may possibly crop up after the initial payments.

7.Read all the legal documents, along with terms and conditions thoroughly; it is good to have them vetted by a legal professional to understand ambiguous Statements.

I am interested to buy in Rawalpindi/islamabad. I am new comer and need help from seniors.

@MQ Ahmed.Your post is appreciable.Keep it up.

Keep it up.MQ

@MQ Ahmed. Your reply was very helpful. Thank you

Useful points by MQ. Bro check out JKCHS zone. They have

-most of land acquired

-Good location (lies on the road leading to Gulberg greens), just 2km from highway

  • you may get 7 marla within your budget and desired payment terms.

A drawback with JKCHS is that their development is slow and of low standard as we have seen in G-15.

You might have to wait for 3 years at least for possession.
