I want to know about bharia town phase 8 . There advantage and their disadvantege

There is lot of advantages for living purpose.Best place for living.City in city one of biggest project of Bahria in Rawalpindi.Neat and clean environment for family.24 hours electricity availability.No issue about water in summer and gas in winter.Lot of parks,green area,zoo,hospital and playground.All new houses with security center lock system.Good security.Big hypermarket like green valley and Rainbow in hub commercial.Nobody will knock your door for begging or for Chanda act.You will not wake up with sound of teen dabbawala,pateesa wala,koray wala sweeper act.
Now come to disadvantages which are very less.Low and slow return in investment point of view because of 90% genuine people and very less investors.If you working in Islamabad then phase-8 is far if you compare local area near islamabad like PWD,Ghori town,Airport housing,jinnah garden,Soan garden act but you can't find facilities like Bahria phase-8.You have to spend 1000 to 3000 PKR depend on house area extra for security,water,maintenance and garbage collector.1725 pkr for 7 marla house all of above things(i think it's not more if you like to live in clean environment).

There are some pockets of land filling. Better to do a survey ask people living in the locality and also look at houses for seepage and cracks in the walls.
Pindi BT phase-8 is second to none for an esthetic living but I have several interesting and funny examples of well to do friends who are still afraid of living in Bahria town!
A colleague of mine, working in gulf for the last 24 years, running a successful school in Pakistan, degree holder, shining in job, having crores of property in Adiala and other non- BT/DHA townships,
Commented sitting beside me in professional course, when I asked him investing in Bahria town:
Yousaf Bhai, It must be hugely expensive living there, seeing life there, how come I could afford those expenses?
“Yes dear, they have people who are assigned to come knock your door and beat all family with stick you if you do not eat Italian at BT restaurants and not go cinema every day” was my reply!
Pindi people are now starting to realize that when a muhalla plot is more expensive than phase-8, no drain, no security, water shortage, no cleanliness, kids to be confined in house all time, let us move to nice life even with motorbike. Other think if there is no car, kids will go in some kind of complex!
Yes schooling is bit expensive but I can see flocks of kids going school by foot as there is no fear of boys standing at street corners with “Purhya” in Muhalla abadees.
Friends ask monthly expenses for living in own house in DHAs/BTs and when I tell them, they refuse to believe!
My own most recent experience:
We were constructing commercial units in Usman block and produced home cooked food tiffin out of car, sat in front of structure and started eating:
“Arey Mamun G aap kia kar rahe hain? This is bahria town” My nephew cried.
Our Canadian-Pakistani neighbor who is also constructing his house accepted our invitation. We ate kingly in open & nice sunshine but my nephew was still multi color on his face!
People who are saying Bahria is going down, will see prices in few years onward and go mad asking themselves: Why we did not think of our house in Bahria when it was dirt cheap?
As per facilities, it is dirt cheap now.

what is the latest on access to Bahria phase 8 from GT road gate, you know the gate which would lead straight to garden city? have the issues been sorted? when will it open for traffic? if it opens it will give a huge boost as currently the main ph-8 is quiet a long way in from Toyota showroom

The path is now opened from GT road through DHA-3, which was garden city before.
Phase 8 : Advantages:
. Neat and Clean environment . Schools . Grocery store. No loadshedding . Security (but now no area is safe). No Gas load shedding. No noise e.g Cars,chabri walas
Disadvantage:
. Distance (if Matters) . you need car to travel to city no public transport(careem and uber has solved this issue). Construction activities
Yousaf bhai every time i go to phase-8, i decides to buy something for my future living. But my office is in H-11 (which i cannot change) and distance of 30+ plus kilometer stops me to do so.
Ali sb distance is the only factor and it matters a lot otherwise phase 8 is a gem.

You are right, sir, commuting to such a long distance is hard on pocket as well as on time.
Passing through GT road traffic is another bar. In your case G-11, 13, 14 are most attractive to live but you lose the late night outside walk, the thrill of feel that “every day ends with a beautiful evening” and most importantly fresh oxygen!
