Centre of Islamabad is zone 1 and in Zone 1 prices are not reasonable they are obscene.
In Dha prices are comparatively reasonable and it is an excellent place to live if you can afford the time and fuel cost of daily commute to Zone 1.
Another option is to purchase in Zone 2, jkchs or interior society G-16. Also consider G-13 of zone 1 if your budget allows it.
For central Islamabad the rates used to be about 6 crores for 1 kanal house but they may have increased in the last year.
A kanal house in DHA or Bahria about 3 crore and in centre of Islamabad like F-7,F-8,G-8,G-9 you can get a liveable house with in 5-7 crore range. No doubt DHA and Bahria has out class development standard, but the real location is centre of Islamabad sectors. Its all depend on your need you go for location or development standard.
